Generali Real Estate enters the logistics business in #Spain with the purchase of Logistic Park Montornés, a state-of-the-art asset located in Montornés del Vallès (#Barcelona), previously owned by Scannell Properties España. The warehouse, completed in October 2023, has a surface area of 13,000 square metres and is fully leased under a long-term contract. Generali was advised by DLA Piper on the legal and tax aspects, dokei RE and Ramboll on the technical and environmental aspects, and Knight Frank on the commercial aspects. Full occupancy across the ELF 2: Savills IM has let the last vacant rental space of the European Logistics Fund 2 (ELF 2) in a #logistics property in Konotopa, #Poland, on a long-term lease. The existing tenant Phoenix Pharma, a subsidiary of the Phoenix Group, is expanding its space by 5,690 sqm and now occupies a total of 12,450 sqm. The distribution center, which is now fully let, has a total rental area of 42,000 sqm. The #portfolio of ELF 2, which was launched in 2015, comprises 28 logistics properties worth over EUR 1 bln in #Germany, #Sweden, the #Netherlands, #France, #Poland and #Spain. The most recently let logistics #property is located in Konotopa, a town around 15 km west of Warsaw, directly on the Polish capital's ring road. Savills IM acquired the newly built distribution center directly from the developer in an off-market #transaction in 2019. It has a #BREEAM In-Use “Very Good” certification. With this expansion of space, all properties in the ELF 2 portfolio are completely let down. The portfolio has consistently enjoyed high levels of occupancy of over 99 pct, even before the letting, and either extensions with existing tenants or contracts with new tenants were concluded for all expired leases.
