I don't know whether to be frustrated or amazed. Both, I guess! Last year less than 4% of the energy sold to consumers last year was from solar. Meanwhile, a staggering 1,350 GW of solar and wind energy capacity is awaiting deployment, hindered by policy and infrastructure constraints. For comparison, gas, coal, and oil plants generate 750 GW today. I know we will get this done, but it's been decades already. Local Power generation with solar and batteries give any commercial building a significant advantage in a competitive market: providing tenants lower energy costs, increasing lease rates, gaining incremental revenue from leased rooftops and EV charging. 3 to 5 year paybacks and significant out year savings translates to lower NOI increased income and better cap rates.
A lot of real estate today is undervalued because investors aren't fully grasping their future energy value. Rooftop solar + on-site energy storage will give buildings the opportunity to generate electricity and monetize it, either by powering something like EV charging (80% happens at home/work) or selling excess back to utilities. "Buildings as power plants" might sound like science fiction, but I see buildings are a huge part of the future of energy and unlocking a lot of healthy, never-before-seen competition in today's monolithic power markets. #vpp #der #realestate
