Flashback Friday! This week, we're spotlighting Graham Kapowsin High School in the Bethel School District! Fun Fact: Our team served as the commissioning authority for the original build in 2003 and again during the 2021 addition and renovation. Did you know the school initially supported only grades 10 and 11 in its first year, expanded to grade 12 in 2006, and added grade 9 in 2012? In the initial construction of the 161,000 sq ft facility, we commissioned the HVAC and controls. For the 2021 renovation, we also commissioned the domestic hot water, lighting controls, and energy metering. The Performance Validation Team is proud to have supported Graham Kapowsin High School since 2003, ensuring a safe and comfortable environment for students to learn and foster community!

This is a great story - although it's local to Missouri, the use case can be applied to housing complexes and authorities around the world. My company, Johnson Controls, is partnering with The West Plains Housing Authority (WPHA) to launch a comprehensive modernization project to enhance hundreds of low-income housing units. Not only does the project aim to achieve a 32% reduction in carbon emissions and a 40% decrease in water consumption, but projected savings are estimated to approach nearly $200,000 annually, offering significant benefits to taxpayers, residents and the community. Among the many solutions that will result in residents have upgraded and more comfortable living spaces, key improvements will be: - installing new and replacing old HVAC units with heat pump heating and cooling systems - floor-by-floor isolation valves which will make building maintenance easier and less distributive to residents Construction will begin this fall, and I can’t wait to see the progress! Q: When a transformer directly feeds a street light, what is the required #NESC clearance to the drip loop? A: Assuming street light brackets are grounded and street light drip loops are uncovered, then the minimum clearance from the drip loop to the communications line is 12 inches (per NESC Rule 238D). How much air-conditioning capacity is needed to cool a middle school in Texas? From 1500 to 2500 tons. This installation consists of a 600 ton water cooled centrifugal chiller attached to a cooling tower. There are other split units ranging from 5 to 20 tons serving other areas of this facility. Public schools in Texas have very much ignored the role of facility managers in needed to manage complex public facilities. Professional Facilities management could be the difference between adequate and inadequate financial resources needed to operate a public service institution.

Some of the folks reading my post and checking my profile may be wondering where exactly I stand on the #kcmo energy code. My position is not for or against. I have always been transparent and been vocal AGAINST both sides when things were said that I did not agree with. This who know me know I can be very opinionated. I do not believe in the basement drape on foundation walls. So they help?? Yes. Our frost line is typically at 4’. We can easily prove that with thermal imaging. Changing from a 4’ drape to a full drape has little to now change. I do not think a builder should be forced to finish a basement on a spec house. I am a big fan of 2x6 walls. The energy models show R13 to R19 has significant impact on the energy usage. Less heating and cooling loss means smaller equipment. 80% furnaces have no place in our climate zone. We are a predominantly heating climate zone. I’m not pro electrification. I LOVE MY GAS FURNACE AND STOVE!!! My team inspects and test every house we are involved in. We have saved our clients thousands of dollars annually because of our 3rd party inspection process. A blower door and duct test should be performed on every house every where. When we depressuize a house and during our walk thru we find insulation in the middle of a bedroom floor, that is a problem. If you have any questions or comments I am always happy to address them. I still see things during inspections that cause me to scratch my head. If you take the energy rater out of the process, at least here in the metro, I can guarantee you will see a rise in homeowner complaints in regard to comfort and efficiency. We look at over 1500 projects annually. You would be amazed at how many we do final testing and inspections and no one has insulated the attic. .
The Kansas City HBA trying to sneak one by the #kcmo City Council. Inspecting and testing 1 house out of 80 does nothing for the homeowner. Overland Park, Shawnee, Olathe, Leawood and many more jurisdictions know the most important part to a safe, efficient home is an infiltration testing. The code as written requires fresh air for a house that test at 5 air changes or less. They amended the code to 3 air changes or less. But the HBA does not want anyone to test any houses at all. The city does not verify any part of the energy code in the field. No inspections are completed. Insulation can be installed however they want. No one verifies the proper installation. We all know who the builders will call when the windows condensate or ice is formed on windows or walls. They will call the energy rater to help them figure out what happened.

Chris Penk MP this week has talked about rolling back the changes to H1 which have increased insulation levels, improving the standard of housing across the board. The short sightedness of his statements and approach are maddening. A position of power and influence should be used for the good of all, not for positioning a short lived political agenda. That said there are some aspects of the Building Code that are left unaddressed, and now need addressing to align with the changes to insulation levels. Lord our family is big. 7 children ranging from 6 to 20 years of age. 5 school age. Plus 2 fur kids. Both of us are in our mid to late 30s. We are a young family with very large responsibility. I must be in the field 6 days a week and utilize my drafting personnel to keep bills paid and put some kind of cushion away and avoid more laying off of contracting personnel among other things. Just the amount per child for school is quite daunting. Preference is the VA, PA, MD, OH, and WV markets. I look to do specialty permitting. I'll do the rails, the limited access, and the NPS or federal permitting. TTC, we do that too. I'm quite good at just figuring it out, and extremely resourceful. I will do the basic DOT permits too, of course. Certainly can do pole permitting. I do have resources for load studies. I can help with asbuilts for cable TV. I can do quite a lot more. I have all the required software and have even developed my own I utilize internally to expedite your projects. There are some BIG proposed regs changes for Material Change of Use #MCU developments in England as part of the #FutureHomesStandard consultation papers. From 2025, conversion projects might have to meet a #TargetEmissionRate as well as targets for Primary Energy and #FabricEnergyEfficiency. If that happens, we'll likely need to start #AirLeakageTesting existing buildings when they are converted into dwellings! It's also proposed that heat pumps and PV arrays should be required on all MCU renovations, unless there are viability issues. These potential changes to #ApprovedDocument #PartL will impact both inner-city retrofit builders and farmers planning a #BarnConversion alike. These proposals were announced before Christmas, but it's gone under the radar thanks to the new build targets and the #HomeEnergyModel taking the spotlight.
