Real Estate Investing: Why Cash Flow Beats Appreciation Every Time (inspired by #DaveRamsey💡) Many new #realestateinvestors face a dilemma❓: Should I use my limited capital to buy one property for long-term appreciation? Or #sublease multiple properties for immediate cash flow? While owning properties is great if you can afford it, I believe cash flow is the smarter priority in most cases. Here's why. With the cash flow from subleasing, you can: • Cover your living expenses • Reinvest in your business • Save up to eventually buy properties In contrast, tying up all your capital in one #property leaves you house rich but cash poor. That property appreciation does you no good if you have no income. Of course, a hybrid approach can also work - subleasing to generate #cashflow, while buying one property at a time as you are able. How to Calculate Your Hold Time on a Flip It’s not fool-proof because we are talking about the future and who knows what will really happen? But we can get enough of an idea to help us create pro forma financials for any project. Your hold time is the sum of two components: Renovation time. This begins the day after you close on the purchase and continues until the day you list it for sale. Renovation time includes permitting and that can be an issue. Time on market. Your broker can/should provide for you the average days on market for properties like yours in your immediate area. Days on market are the number of days from listing to contract.
