Located in Schaerbeek, this project, including 31 residential units, is a great example of how circular materials can transform construction into a more responsible practice.
Thanks to the expertise and collaboration of Democo and Coliseum Construction, this project features materials sourced from reuse, construction surplus, and production surplus:
✔️ 35% of the floor tiles: 906 m²
✔️ 75% of the roof insulation: 581 m²
✔️ 100% of the shared wall insulation: 250 m²
✔️ 100% of the basement doors: 15 doors
✔️ 100% of the terrace blue stone slabs: 275 m²
We are also sourcing circular lighting for the staircases.

🎉 Cherry on the cake
The Milcamps project aims for an A+ energy performance rating, with a targeted average primary energy consumption of just 13 kWh/m²/year. For comparison, the current standard for new constructions in Brussels is around 45 kWh/m²/year, making Milcamps nearly three times more efficient.

Yesterday thanks to Ingmar, Wouter & Lianne from FuckupNights Amsterdam, I was able to share some insights into the story of the Building of Ripleys Believe It Not Amsterdam. There were many challenges yet we used the time to come up with some interesting sustainable solutions such as:
We invested in solar panels in 2015 for the building in the Dam Square to use solar energy, we surely would get our investment back after a few years, but if you think about what happened with the energy bills lately, this probably was one of the best decisions made while in construction.
We focused on efficiency, being able to turn on and off the complete show and devices in the 2000 square meters of the 4 floors in the museum with just one switch at our main office, or with one switch at the entrance of the building.
Saving energy inside our building and more importantly saving hours of unnecessary activities for our team members as it happens in many buildings around the world. Not even counting the amount of batteries saved on control remotes around the year.
we installed digital systems that allowed us to control the shows and installations with secured access to our external devices. Being part of the Dam Square meant also being part of the nightlife of the Dam Square and using technology for our operations helped us deal with the police, the fire department, and every single issue with tourists remotely.
In terms of sustainability, I consider that this offered a layer of security to our employees in their well-being.
And being that said, i believe we all should focus on sustainability, yet we should also focus on regeneration.
The Dam 21 Building was empty for years before we came, and the beautiful building was completely renovated to become a healthy structure to last another 100 years and serve as a place for families to meet and take a break while on the Dam Square.
Thank you to Jouri Bondarev and Boaz Avrahami and everyone the investors, the construction teams, and the operational teams that made this museum a success story. I was a part of this dream only the first 5 years and there are great people to this day still bringing this initial dream to even way higher levels.

There's a Dutch writer who once said, "Every story has a happy ending, you only need to know when to stop." Powerful words, aren't they?
I agree with her and with respect I would add, that every story has a happy ending if you never give up on what matters most and when you know when to stop.
