105 Victoria Street is the UK’s largest 100% electric, net zero carbon office development. KPF designed a mixed-use development that will pioneer innovations in sustainability, provide spaces that enhance wellbeing and reinstate a sense of community in London's Victoria. The developer BGO is targeting BREEAM Outstanding, EPC A and WELL Platinum. The building also includes 25,000 square feet of green space and terracing – more than any commercial building in the West End – including a 200m "walk and talk" track for on-the-move meetings and an urban farm, which will be accessible to all occupiers alongside the 11th floor 200m terrace. Pleased to have advised Wally Rotterdam B.V. on the successful sale of the high-quality Trinity Offices in Brainpark III, Rotterdam, to Corum Origin. This office building, completed in 2005, comprises 19,351 sq.m. of LFA and over 400 parking spaces, strategically located alongside the A16 highway and Rotterdam Kralingse Zoom metro station, ensuring excellent accessibility. The property is held in freehold and accommodates prominent tenants, including PwC, Fagron, and Rockwell, with PwC as the largest tenant. Trinity Offices stands out not only for its location and tenant mix but also for its sustainability credentials. It holds an A+++ energy label and is on track to achieve a BREEAM Very Good certification, with plans to become Paris Proof by 2025 - one of the first buildings in Rotterdam to meet this high standard. Many thanks to all parties involved, especially to David Anving, Pauline Thubert, Joost Vlaar, Wouter Stevens, Mark van den Heuvel and Jaap Loman for their pleasant collaboration in bringing this deal to a successful close. The seller was commercially supported by Cushman & Wakefield and De Mik Bedrijfshuisvesting, and legally by CMS. The purchaser was legally advised by DLA Piper and commercially guided by CityState.

A really interesting morning at the UK Co-Living Summit by Bisnow on Tuesday with Laura Brown-Little and Rowdy Studio. Some great insights from two expert panels on the investment opportunity and the evolution of the offer. My key takeaways on what’s coming in co-living: 1️⃣ There’s a real opportunity to be experiential and question what space is and how we use it. Shifting the focus from maximising a square metre measurement to questioning how space can be pushed will elevate quality and enhance the overall experience for all. 2️⃣ Co-living has a tricky reputation and the move away from ‘cluster’ to ‘studio-led’ living will help educate and shape perceptions and move it towards becoming a subset of Build-to-rent. 3️⃣ Expanding the definition of co-living to community living so it extends beyond the interior walls and engages with the surrounding location. Bringing the outside in and opening up ground-floor amenities as public spaces. 4️⃣ Refurbishment to co-living is faster and has the potential to harness unused offices and retail spaces in neglected city centres creating new activity and support for local economies.

Check out this blog series around discussions on equity, sustainability, and health with some of my fellow colleagues and emerging leaders at Civitas. Topics, that may sound cliche and overused, but are integral in the design of successful places. (accompanied by obligatory design-in-action shot 👊)
In part 2 of their 3-part blog series on equity, sustainability and health, Juliana de Affonseca, Jessica Doig, and Jason Newsome share their approach to sustainability. Reducing carbon, water and energy is no longer enough; these have become baseline standards. Find out how this group aims to create places that are used and loved, and designed to last in our latest blog post: https://lnkd.in/eMpC4MbZ And in the photo here, check out Jason sharing design options for our work on 1st Street SE in the cultural heart of downtown Calgary, where a cohesive and vibrant public realm is envisioned to knit together a system of open spaces and boost the city's resilience.

#DidYouKnow that office developments with top-tier BREEAM certifications lease three times faster than others? According to a new analysis from UK-based property advisor Savills, occupiers are increasingly seeking higher-quality office environments that meet strict environmental standards. As demand for sustainable spaces grows, properties that fall short face greater risks in attracting and retaining tenants. Ensuring your office developments meet these criteria is more important than ever! #BREEAM #Sustainability #GreenBuilding #CommercialRealEstate

The greenest building might be the one that already exists. In the latest #StantecDesignQuarterly, we look at repositioning an office tower, learning from a bold vision for the Astrodome, adjusting to new building performance standards in cities, and much more. Check out Issue 21: #AdaptiveReuse.
