Shovels hit the ground Friday for Écoparc Châteauguay 30, a collaboration between Montoni Group, Fonds immobilier de solidarité FTQ (Fonds FTQ) and Montez Corporation on a sustainable industrial building near Montreal. Planned to feature a solar roof consisting of almost 200 solar panels, a MONTONI release says Écoparc Châteauguay 30 will target a reduction in greenhouse gas emissions by over 60 per cent compared to a typical industrial building, alongside a 50 per cent cut to energy costs and water consumption. https://lnkd.in/giKHAFZy

We continue our series of posts on #ESG as related to OFF Piotrkowska Center and OPG Property Professionals' activities more broadly, this time focusing on sustainable design and extending the durability of buildings. 🚀From the start of each of its investments, OPG strives to respect the principles of sustainable development. The incorporation of energy-saving technologies, the use of renewable energy and methods of minimizing greenhouse gas emissions are among the elements taken into account from the concept stage. 🏢 This was demonstrably the case, for one, in relation to #TEAL building at OFF, which was awarded the BREEAM certificate with a "Very Good" rating already at the design stage. ♻️ Among other features, #TEAL boasts an intelligent BMS system, energy-saving high speed lifts equipped with a regenerative drive enabling energy recovery and energy-saving LED lighting. Solutions were also used that save water consumption in the building and in toilets. Sustainable design and material solutions improve the air quality inside #TEAL as well. Finishing materials with low emissions of volatile organic compounds and formaldehyde were employed, and the building's green roof is a biologically active surface that reduces the urban heat island effect and contributes to reducing air pollution and increasing rainwater retention. 🏗️ As the transformation of OFF culminates in the construction of the new #FERN building - pictured in the visualisations below and designed in accordance with BREEAM certification at the "Excellent " level - OPG continues to set itself ambitious goals in the field of sustainable development with its '2030+ Strategy' and is committed to fulfilling them. Using rapidly renewable and recycled materials for construction sites, at the stages of both project preparation and construction implementation analyses of the composition of materials used for works and all sustainable certificates will be carried out. Great report from CIRCuIT on Circular Construction in Regenerative Cities, notably fully explaining the importance of "extending the lives of existing buildings by transformation and refurbishment" first, before "increasing the recycling and reuse of materials" or "future-proofing by design for disassembly in new buildings." Many studies on circularity and building materials mention adaptive reuse or rehab as a strategy, but jump too quickly to urban mining and deconstruction for reuse or recycling of materials off site. The detailed explanation highlights the importance of Pre-development and Pre-demolition Audits.

Building with a lower CO2 impact and according to limit values as well as renovating with energy efficiency in mind is the future of the construction industry 🏗️♻️ With the coming regulations such as CPR and also adoption of lower limit values of CO2 emissions from building construction and national EPBD implementation from EU member states, it is crucial to have sustainable and circular building materials in mind when we lead the transition towards a building stock with a higher energy efficiency across Europe. I'm proud that in BEWI Group, we are commercially and operationally ready - we have invested heavily into collection and recycling of our materials through BEWI Circular and BEWI RAW, allowing our facilities in BEWI Insulation & Construction to produce recycled insulation materials of EPS and XPS with a lower CO2 footprint. A great product example is our 100% recycled EPS, called GreenLine, that we sell in the Nordics - having a 55% lower CO2 emission compared to our standard white EPS, also evidenced in our EPDs. #recycling #circularity #construction

IEN had the pleasure of being invited by the Green Building Council of Australia to give a case study presentation for their 'Sustainability in Industrial Buildings' masterclass. Together with JLL, we presented our "Paramit - factory in the forest" project. The Paramit factory project started in with the client saying that he wanted a "cheap building". The client was focused on lifecycle cost, not initial cost. The client intrinsically knew the value of creating an energy efficient factory with a highly conducive work environment with daylight, with views out to greenery, and with healthy air to breathe. Upon the successful completion and operation of the factory, the client's high value proposition of creating a genuinely high performance building was proven right; refer to the slides downloadable from the link below. In fact, for their next factory, the client decided to repeat the same design process where we once again ensure that energy efficiency and building performance takes center stage.
