I made over 1,000 cold calls a day. Here's what it taught me about making money: I didn't think it was possible to love your work, so I just wanted to figure out how to make money. Stockbroker. That should do the trick. Here's how you start at the bottom: You have a massive stack of lead cards You dial one, and as soon as it rings, You pick up the second phone, and dial the next card. The chance of reaching the name on the card ...is so astronomically low, the floor manager wants to see two phones on every junior broker's head. Every single minute you are at your desk. That's well over 1,000 dials a day, or over 5,000 cold calls a week. It was awful. Everyone there was a d*ck. Time passed at an agonizing pace. I did it that for 6 months before landing my first job in tech. → Every night, I had nightmares about cold-calling (I constantly heard phantom phone rings while trying to sleep) → the sound of my alarm clock made me physically sick (I had to buy a new one after quitting that job) → The best part of my day was the bathroom break (I would sit in a toilet stall and cherish every moment off the phones) And I wouldn't trade the experience for anything. Because ever since, I've appreciated even the toughest days. The days I glance at the clock, and ten hours are gone. The days when I forgot to eat something. When I get completely lost in my work. Or didn't get to my entire list or inbox. The days that I am immersed in a journey, as opposed to watching a clock. PS - What's the worst job you ever had, and did it make you thankful for the next?

Why does it seem that investment listing sites cannot list a portfolio sale properly? And what I mean by this, at a minimum, is why can't they allow mutiple pins (one for each asset in the offering). If someone lists a portfolio and someone else attempts to do a geographic search to find opportunities then without the multiple pin feature it is highly likely that the potential purchaser will never know about the opportunity? Please share with me if this feature exists (is addressed) in Crexi, LoopNet, Realtor.com or in similar platforms or aligned platforms like Revere CRE, Dealpath, etc.

People overlook the open market when it comes to finding good deals. It can be time consuming to keep up with every new opportunity that hits the market on a day-to-day basis. This is where brokers can add a ton of value in my opinion. Found this asset for an experienced investor in Long Beach right around Christmas time. The keys were: 1. Speed - evaluate as fast as possible, know where you need to land on pricing, and be comfortable with the location. Within 2-3 days if possible. 2. Competitive offer (terms/pricing) - knowing where you need to land on pricing for the deal to work for you (and sticking to it). This is different for every investor. Get comfortable with your number regardless of asking price and be flexible with the seller where you can. 3. Efficient through the process - these types of deals often have 2-3 backup buyers in place. Having a team that can help with the due diligence phase makes a huge difference to confirm what’s been advertised and to avoid any missteps that may could lose the deal. Someone asked me what it’s like to start in commercial real estate 1. Be prepared to not get paid for 6-12 months when starting out 2. Commissions aren’t 6% your team takes home an average of 2-3% then your split with your team and brokerage company 3. Be prepared to make 250-350 cold calls per week 4. Making the calls doesn’t equal success. You need to convert those to 3-5 in person meetings per week …again…and again 5.
