A total of $19.6 billion of #residential construction work occurred in the first quarter of 2024, according to the latest data from the Australian Bureau of Statistics. That was 1.2% less than the quarter before and 2.8% less than the year before. Master Builders Australia CEO Denita Wawn said residential #building activity has slumped at a time when communities are crying out for new homes. “If we are going to undo decades of under-building and resolve this housing crisis, we need to change the #economic environment to encourage investment across all sectors of the industry by reducing the cost of construction work, reducing build times, reducing planning delays and slow approval processes,” she said.

Darryl Howells has won an appeal to carry out alterations to the host dwelling, sever land and then erect a 2 storey linked dwelling, on a site in Upper Parkstone, Poole. The Inspector accepted the planning arguments made by Darryl Howells Planning Consultancy Ltd. that included there being no uniformed pattern of development in the area so this proposal would not compromise that residential character or the building line. Regarding the Council's position of lack of housing delivery to meet Government targets, the Inspector judged "The proposed development would be located with access to a range of services and facilities. In light of the housing under-supply position, I give great weight to the provision of an additional dwelling at the site". The Business Council of Australia proposes a market-led system to speed up housing development by bypassing local councils and asking state and territory governments to rezone land. Our Director: Planning, Alice Maloney, spoke to The Australian Financial Review, highlighting industry support for additional height and density beyond the exhibited heights of the 10 activity centre plans recently exhibited by the Victorian Planning Authority. In response to concerns about whether zoning needed to be standardised nationally, Alice explains that while Victoria has standardised zoning, issues arise from how individual councils apply the zoning framework. "You might have land on one side of a major road in one municipality zoned at a higher level than one the other side in another municipality." BCA's proposal seeks to address housing shortages, streamline the rezoning process, and bring Australia closer to its five-year new homes target. The pipeline of construction of houses in Victoria is more efficient than those in Queensland and Western Australia, according to the latest building activity data from the Australian Bureau of Statistics. This can be seen when looking at the number of private house commencements, those currently under construction and those completed. As the table shows, in the December 2023 quarter, Victoria led the way in all three categories. Construction began on 8,476 houses in Victoria, work was underway on 27,423 houses and construction was completed on 10,289 houses. In Queensland, construction began on 4,638 houses, there were 12,151 houses under construction and 7,160 houses were completed. In Western Australia, construction commenced on 2,921 private sector houses, 17,535 houses were under construction and 4,063 houses were finished. #turnkeybuilder #melbourneproperty #melbournerealestate

Construction began on Bradley Stoke, a new town, in the 80s. At the time, it was Europe's largest privately developed housing scheme. Staying true to the town's history, we provided specialist highway advice to Woodstock Homes to support the planning application for 50 flats on the last remaining vacant plot of land in Bradley Stoke. As of July 2024, planning permission for the flats and 60 car parking spaces has been granted. What started out as a plan for an entirely new community in the 70s is finally going to be complete. In support of the application, we provided a Transport Statement which considered the car and cycle parking strategy, the past five years' accident records, the access strategy for all users including the preliminary design of a new priority junction, and we used swept path analysis to ensure all users could access the site safely. But, it's not uncommon for communities to raise concerns about how larger developments could impact their everyday lives. We were involved in extensive negotiations with the South Gloucestershire Council highway officer who, in line with the highway work we had completed, decided that “the benefits of making more efficient, high-density use of previously undeveloped land for accommodating housing needs” with “the provision of 35 to 100 per cent of affordable housing within the scheme” outweighs any potential negative aspects. #planningpermission #transportplanning #BradleyStoke

As the country faces a chronic housing shortage, the construction industry is struggling to cope with supply of materials and escalating costs. Australian property developer Harry Triguboff is even threatening to stop new housing projects in Sydney due to frustrations with red rape and bureaucrats. The Property Council of Australia predicts Sydney’s housing shortfall will rise to 190,000 in 2024, sparking concerns for the future of Australian’s property market.
