Avison Young's Q2 2024 Tampa Office insights reveal the market's resilience amid macroeconomic challenges. Tampa's positive economic environment sets it apart, driving notable trends: - Job Postings: Office using job postings surged by 44.5% since late 2023, indicating sustained growth. - Absorption: The quarter saw a positive net absorption of 175,068 SF, fueled by robust leasing activity, including significant transactions exceeding 20,000 SF. - Asking Rates: Average asking rates remain steady at $31.25, with landlords maintaining prices while offering concessions like free rent. #TampaRealEstate #OfficeMarket #EconomicTrends #AvisonYoung #CommercialRealEstate

The #Memphis office market had 170,000 SF of positive absorption in Q1 of 2024 which followed 127,000 SF of positive absorption in Q4 of 2023. Sharing some data with you today from MSCI Inc. 🤓 The long and short of it is: 1) Central business district office asset prices have been on the decline for 10+ years, predating COVID by more than 5 years. 2) Suburban office asset prices have been on the rise for more than 10 years 3) Retail is one of the hottest asset classes in 2024. 4) These are national numbers.
