Chicago Bears reveal proposals for new roofed stadium The National Football League (NFL)’s Chicago Bears have unveiled ambitious plans to build a state-of-the-art fixed-roof stadium along Chicago’s lakefront. The Burnham Park Project includes a new publicly-owned multipurpose replacement stadium located just south of Soldier Field - ASM Global that’s part of a singular year-round hub centred on park-based culture and recreation. The plan calls for $3.2 billion for the new stadium plus an additional $1.5 billion in associated infrastructure. Bears President and CEO Kevin Warren said: "This is an incredibly, incredibly special day for the Chicago Bears, for the City of Chicago, for the state of Illinois, for our ownership, for our players, for our coaches, for our staff members, for the alumni and for our incredible Chicago Bear fans. "Today is about progress, and one of the things that I am most excited about today is the fact that this shows that in this city we have the intellectual capabilities, we have the heart, we have the passion, we have the foresight, we have the wisdom, we have the vision to do big things." The proposal boasts year-round use for recreational and community events and an increase in open and green space, including 14 acres of athletic fields and recreational park space for use by public and youth sports programs. The athletic fields would provide a high-quality, safe place for the city’s youth, especially those from nearby underserved neighbourhoods, to gather and play sports. Visitors would be able to enjoy the lakefront via indoor and outdoor experiences. The plan features a three-acre promenade and plaza area which could include year-round food and beverage outlets, retail shops, a cultural attraction focused on sports and Soldier Field history. A publicly-owned hotel could also be included on the recreation and cultural campus. Seregh is a new firm that will focus on partnering with venue owners to develop real estate projects Over the next 15 years, Seregh is seeking to work on projects worth a combined $100 billion across the globe. Team owners and venue owners know there’s an opportunity to monetize real estate around venues but are often ill-equipped to do so,” Fascitelli said. Seregh plans to work with men’s and women’s teams, with a focus on those competing in professional basketball, football, hockey, baseball and soccer leagues. By Jonathan Fascitelli’s count, more than 30 US teams are currently weighing renovation, relocation or new-build options. That figure doesn’t include new practice facilities or purpose-built arenas that may be dedicated to women’s sports or collegiate sports, he said. The firm sees an opportunity to develop $1 billion to $3 billion of mixed-use properties located near venues, with a focus on experiential retail, residential, office and hotel real estate. ————— The sports industry is constantly evolving and the focus of this firm to tackle the real estate side of sports is 💪🏾. The conversation around the Browns stadium is evidence of this and the important role of real estate moving forward across the sports landscape. #NhkxThoughts #sports #realestatedevelopment

This past Friday, I attended the Art & Science of Sports Venue Development session for the Tennessee Titans Sports Venue Real Estate Development Bridge Program Powered By Project Destined. We were joined by Burke Nihill (President and CEO at Tennessee Titans) who described the team’s rationale for building a new stadium including the benefits to the team, local community and the city. He also provided an overview of the project timeline and the process of building the team to lead stadium design and construction. This session gave me a deeper understanding of how sports venue development impacts not just the teams but the entire community. It was inspiring to see how intentional planning and collaboration come together to create something that benefits everyone. I learned the importance of strategic foresight and collaboration when tackling large-scale projects like stadium development. It is not just about the construction; it is also about building a vision that enhances the city's culture, economy, and overall experience. The key takeaways I received from this session was that: 1. A new sports venue can serve as a catalyst for community and economic growth, with benefits extending far beyond the team. 2. The process of designing and constructing a stadium involves a well-coordinated team of experts in various fields, which is why diverse skill sets and perspectives are important. 3. Long-term planning and community engagement are key to ensuring the success and sustainability of such a major project. Hearing from Burke Nihill himself was a rare and special opportunity. His passion for the project and for Nashville’s future was evident and it reminded me how pivotal leadership is in bringing large-scale visions to life.

Healthcare Strategy & Marketing Executive | Podcast Host | GTM & Growth Expert | Advocate for Emerging Health Leaders
Sports teams are starting to look like real estate companies. Health care organizations could soon follow? Let me explain! Shoutout to Joe Pompliano for this post breaking down the (big!) business of sports teams investing in entertainment districts surrounding their stadiums, with the best example being "Battery Park" in Atlanta. https://lnkd.in/ewwKWEii Media rights, ticket sales, and now rental income are the top three drivers of revenue for the Atlanta Braves now. Maybe healthcare actually inspired this? With "Health Districts" being in the healthcare vocabulary for a decade or more now, hospital systems have built services and buildings around innovation centers and medical schools that fit into the framework of the community. We know how much your surrounding environment impacts your overall health, and I'm excited for a future where the healthcare leaders double as the health leaders - starting in their own backyards. I can see hospitals and health systems building these health districts to include housing that promotes health (things like the "Culdesac" experiment in Arizona), restaurants that promote health (locally sourced), and even entertainment and other options that make choosing healthy behaviors easier. Right now the hospitals are the biggest buildings in the neighborhoods, maybe with these investments we'll see the health take over the health care starting at home. What would need to be included in your health district?
American sports teams are starting to look like real estate companies. After decades of relying on the same revenue streams — media rights, ticket sales, merchandise, etc. — teams have realized it's incredibly beneficial to own the real estate around your venue because it provides fans with an enhanced gameday experience while also increasing revenue. Examples include Patriot Place around Gillette Stadium, the Deer District in Milwaukee, and Ballpark Village in St. Louis. But the best example is "The Battery" in Atlanta. The Atlanta Braves moved their stadium from downtown Atlanta to Cobb County a few years ago. The new venue is less convenient — it is 12 miles up the road with virtually no public transportation — but it allowed the team to build a 75-acre mixed-use development called "The Battery." The Battery includes a mix of restaurants, shops, hotels, office buildings, and apartments, and fans often arrive hours before games to hang out with friends. But here's the best part... The Battery earned the Atlanta Braves an additional $59 million in revenue last year, primarily through rental agreements. It is also now the team's third-largest revenue-generating category — behind media rights and ticket sales but ahead of retail and licensing — and it's been growing at roughly 10% annually. Plus, these projects can also lead to a competitive advantage, as revenue derived from mixed-use development projects is not subject to each league's collective bargaining agreement revenue-sharing protocols. So don't be surprised to see more of these projects in the future. Professional sports are no longer solely about competition. The best owners are finding intelligent ways to create win-win environments — enhancing the gameday experience for fans while simultaneously maximizing enterprise value through real estate ownership. P.S. If you enjoyed this post, share it with your network and follow me (Joe Pompliano) for more sports business content! #sports #sportsbiz #linkedinsports

Let's talk sports bars in Vegas for a second. PTs Pub has over 70 locations. Parkway Tavern has 7, Bourbon Street has 7 locations, The Lodge has 12 locations, there's also Irish pubs that show sports --about a dozen--and 136 casinos that have a sports bar and a sports book. Not to mention you can watch the game at literally thousands of locally owned mom and pop sports bars in every single neighborhood of every corner of Las Vegas. Including gaming bars, like Dotties--and now Terribles Convenience stores are getting in the game--even plunking down the very awesome WSKY concept next to Alligent Stadium--and newcomer FLANKER right across the street. To me, that's over saturation. Everyone with a TV gets into the sportsbar game here in Vegas. I would estimate were in the tens of thousands of places that show the local games. Yet, we keep building them. Listen. If you have good promotional staff, maybe a big screen or TVs in your concept --you don't have to lock yourself into a one feature bar. The name of the game in this economy is to fill as many needs as you can throughout an entire week. You can put on your sportsbar hat and take it off when events happen. Make sure you don't build something that's only a one trick pony. Because when there's no major event--you sit there dead or at best--fighting to be half full. This game is about butts in seats at all times--because the clock with your rent and utilities NEVER stops. Be creative with your concepts. 🙄
