I still think we need a coherent national housing strategy - but the emerging statements and policy positions appear to be pointing in that direction. The main issue to be addressed will be devolution, transfer of powers, and how responsibility for delivery will be a localised concern, and not a national one. The 2024 UK Housing Review — the annual UK housing 'bible' published by the Chartered Institute of Housing and the University of Glasgow — launched at the House of Lords today, where Lord Richard Best urged all political parties to engage and utilise the publication. Lord Best says: "Every year the UK Housing Review brings us all up to speed with the hard evidence and clear analysis that should — but seldom does — inform all housing policy decisions. The Review shows us where we have come from and points us to where we are heading. This is invaluable at any time but especially now when the Political Parties are busy writing their manifestos." Attendees at the event were treated to an overview of some of the chapters from Review authors, including Glen Bramley discussing his chapter on a new assessment of housing need in England and options for meeting it, who argued: "Can we afford to build 80-90,000 social rented homes each year? Yes, with rigorous, consistent application of the established planning obligations system, most of that can be paid for from the surpluses generated from market development." CIH Chief Executive Gavin Smart says: "This year’s UK Housing Review is published at a crucial time: never has the need for more housing investment and a strategic approach to housing policy been as great. I urge all political parties to engage with the wealth of information and analysis available in the UK Housing Review series." Last Friday, MBA and the other housing trade groups that make up the Housing Solutions Coalition sent the following press statement in response to President Joe Biden’s mention of capping rents during last Thursday night’s presidential debate: “Decades of academic research from across the United States and around the world clearly show that rent caps – more commonly known as rent control – reduce the supply of available housing and fail to target those renters who need help the most while simultaneously harming other residents and the communities they reside in. Despite President Biden’s mention of rent caps during the debate, he and his policy experts know that the real reason so many Americans struggle with housing costs is because we need to build more housing. There is no debate. Rent caps hurt renters and communities.” Why it matters: Rent control is a failed housing policy that limits housing supply and harms both the large-scale and small-scale housing market broadly. The MBA has pushed back vehemently against federal and state rent control proposals that have popped up with increased frequency in recent years. #multifamily #housing #affordability #rentcontrol #rentcapsmakelesshousing
