John Lewis & Partners really need to get back to retailing basics. My view in this Property Week piece here: https://lnkd.in/eGZiJhUY My full comment here: ‘John Lewis seem beset from all sides at present, with retail performance (largely due to the under-performance of Waitrose) down, and now their various property developments being questioned over cost/viability. Their plan for c.400 flats above their West Ealing Waitrose will likely generate a negative return for them of £-57m according to Quod analysis, and their £150m sale of part of their Oxford Street flagship to convert this space into offices appears to be at risk given the current macroeconomic climate.’ ‘John Lewis sadly appear to be very far from their goal of generating two-fifths of group profit via non-retail areas by 2030 with these latest developments. Whilst creative thinking and diversification is generally a laudable approach, extensive due diligence needs to be undertaken prior to engaging in anything non-core such as this. Attention all MLS directors and real estate professionals! As we approach the end of the year, it's essential to ensure that we are following the necessary guidelines to maintain a successful MLS. Today, I want to share a crucial reminder that comes straight from the MLS Handbook. Did you know that it is recommended for all associations to publish a notice to their general membership annually regarding the negotiability of brokerage commissions, subagency compensation, and compensation to buyer's agents? While it may be a recommendation and not a requirement, it's a best practice that should not be overlooked. Here are the key points to remember: - The notice must be displayed conspicuously in the compilation of current listing information. - Associations operating an MLS are required to certify to the National Association of Realtors (NAR) that the notice has been reproduced. - Associations without an MLS should publish the notice in their newsletter or other membership information dissemination vehicle. By taking these steps, we can ensure transparency and uphold the highest standards within our industry. Hoffmann Brothers has grown rapidly here in Nashville. It’s exciting, but the growth brings challenges. One example is a recent drop in the number of customers signing up for our Home Protection Plan, an annual subscription that takes care of all a home’s major systems. Joe Hoffmann posted recently about how valuable the HPP is to our customers and how important it is to our company. I see this decline as a new problem directly caused by our team’s success. Because we’ve grown fast, we’ve been able to promote a few of our field professionals who had been leading the way on HPP signups. But we haven't prepared our new field pros to provide that same level of exceptional service. Without the training, our newer team members might not understand: - the value the HPP provides to our customers - how best to explain the HPP during home visits - the importance of the HPP to our business. Rapid growth is only a good thing so long as we’re able to do it in a sustainable way while providing the exceptional service that makes our customers so loyal. That’s what we’re going to keep doing here. But it's always a learning process, isn't it?
