🌟 Insights from My First Bisnow PNW Industrial & Logistics Conference! 🌟 Yesterday, I attended my first Bisnow conference on the PNW Industrial & Logistics sector. Great listening to leaders from commercial development, architecture, and the Port of Seattle was a valuable experience. Here are my key takeaways: Market Outlook & Trends: Site Selection & Investment: Companies are increasingly attracted to modern industrial spaces. The demand for new builds is high, especially for spaces of 100K SF or more. Development Dynamics: Developers are replacing old buildings with new ones, tailored to specific needs like larger spaces (250K+ SF) and proximity to existing facilities. Staying Ahead: Market Insights: Keeping track of current supply and demand trends is essential, though predicting future trends remains a challenge. Location & Flexibility: In this dynamic market, location is crucial. Understanding logistics tenants' needs can guide future developments. Commissioner Insights: Port of Seattle: We’ve reduced fossil fuel use by nearly 50% by switching to natural gas for heating. Further reductions are tough due to fuel use in aviation and cruises. Broader industry changes are necessary for a more significant impact. Future Directions: Expanding distribution networks to central WA, like Yakima, could enhance efficiency and streamline operations through Inland Point Intermodal (IPI). Tenant-Centric Development: Power Needs: Developers are future-proofing buildings with ample power capacity, even if not immediately needed by tenants. Sustainability: While solar energy isn’t always cost-effective in Seattle, there's a strong push towards reducing fossil fuel reliance. My Key Takeaways: Flexibility & Speed: Rapid adaptation to changes and evolving tenant needs is vital. Staying informed about national supply and demand trends is crucial. Staying Competitive: Innovation is essential. We need to explore new methods for enhancing building efficiency, advancing technology, and reducing fossil fuel dependency. An important message from Muyiwa Oki about the need for design and #sustainability expertise to drive the retrofit rollout. Siloed thinking resulting in disintegrated technical solutions is not a plan that can deliver the outcomes we need. Every week I hear a new version of the perceived wisdom of how to “do a retrofit”. There are guiding principles that need to be applied to varying degrees to address the nuanced challenges of each situation, utilising a toolbox of materials, processes and technologies. Slapping on some insulation and a heat pump is not a plan. Developing an optimal #retrofit solution requires a coordinated and informed design to have any chance of success. Pass it on!

Listening to Elizabeth Calabrese, AIA and Gail Napell speak on the Inclusive Pathways to Health in LEEDv5, I have finally found the language to describe a desire that has driven me over the past 3 years and led me to join the ranks of the esteemed The Association of Former Students as a graduate of the TAMU Landscape Architecture & Urban Planning #MLPD program. I have worked in the real estate industry for over a decade and I have witnessed the way human interaction and health can intentionally be influenced by the way we design our built environment. I have, as a result, purposed to promote physical and mental health through what I have now learned is called #BiophilicDesign. It improves on the current concept of sustainability, by recognizing that we take care of what we love. “Biophilic design is not about greening our buildings or simply increasing their aesthetic appeal through inserting trees and shrubs...it is about humanity’s place in nature, and the natural world’s place in human society…”. Stephen Kellert, Biophilic Design 2008. Biophilic and inclusive design both consider the holistic well-being of building occupants and users. While biophilic design improves the mental and emotional wellbeing by connecting people with nature, inclusive design enhances the physical and social wellbeing of everyone regardless of (dis)ability. Simple ideas like maximizing or mimicing natural daylight to maintain normal circadian rhythm, use of natural materials for familiar textures, and natural ventilation for good respiration and cognition. Staying with the 3Ps principle of sustainable development (People, Planet, and Profit), the business case for biophilic design is directly tied to human productivity.
