The Hunter not only contends with the usual lack of focus and funding relative to cities that is the lot of a region. Our story is not just one of neglect. Barriers were further imposed that depressed the Hunter's potential and growth, making that uphill climb even steeper. The secret decision to limit container trade at Port of Newcastle is an exemplar. This is not just a matter of port to port turf wars. A $66 billion economy in transition makes economic and trade diversification an urgent imperative for the Hunter, NSW and the nation. Over five years to remove this own-goal and seven years to construct a container terminal with a positive decision of PoN to pay out the liability. It's well beyond time to get moving, and we are now focused on supportive NSW infrastructure and planning policy that enables, rather than throwing more gravel in the path, of the Port and Hunter's development. The industrial real estate market may not be top of mind when thinking about Palm Beach, FL. With only 40 MSF, Palm Beach County is the smallest industrial market out of 20 coastal port markets on the U.S. East Coast I-95 corridor, California and Pacific Northwest. The Port of Palm Beach is the smallest port on Florida's East Coast processing 2.5 million tons of cargo annually. However, as an export port (exports > imports), the Port is a critical hub in which the Bahamas and Caribbean Basin depend on to supply ~60% of the goods and products to the Islands. Located in Riviera Beach (~$17 PSF), the 165-acre Port's Master Plan calls for port-adjacent land acquisitions, berthing facility area redevelopment, increasing on-dock rail capacity and harbour and channel improvements necessary to address navigational constraints imposed by a tight Lake Worth Inlet entrance channel and relatively shallow depth of 33' prohibiting access for the largest vessels. Other key industrial submarkets in Palm Beach County include West Palm Beach (~$13.50 PSF), Lake Worth (~$24.50 PSF) and Boca Raton (~$15.50 PSF).
