“It's a way of welcoming and it's a way of understanding. It's providing human interaction often in a physical space.” This week’s guest has an extensive background in helping clients solve complex real estate issues. Our guest this week is none other than Principal and Managing Director at Weitzman Associates, Keith Brenan, CRE! Keith sits down with Host Dan Ryan to discuss the nuances of investing in hospitality assets. Keith shares the importance of human interaction, why individual investors have been on the rise, and how to build the perfect amenities. 🏨 While hospitality touches on many different aspects, at its core, it is about welcoming and understanding. Hospitality is about the ability to welcome into a space and exceed their expectations in terms of what they expect from human interaction. 🏨 Hospitality as an investment class presents some unique challenges. As your tenants are essentially checking in and out on a daily basis, quality amenities alone don’t cut it. To truly make hospitality excel as an investment, the human element must be there. As an investor, you are a shareholder in the companies you invest in, making you a part owner and magnifying the values, vision, and culture of those companies. Whether you are invested in one or several hundred companies, stewarding your resources in the image of God can't be neglected. But it's not just the how or the means. It's also the end. What city are we building on this planet for God to dwell with us? Our friend David Larsen's vision for placemaking explores this idea and has inspired us quite a bit, emphasizing that it's not just how we invest, but what we are creating. Blueprint: The Future of Real Estate starts tomorrow in Las Vegas! I'm looking forward to connecting with so many CRE industry friends, leaders and innovators who are changing the built world. If you are attending #Blueprint2024, join me on Wednesday from 12:30 to 1:15 as I host the Roundtable discussion: 𝗛𝗼𝘄 𝗰𝗼𝗹𝗹𝗮𝗯𝗼𝗿𝗮𝘁𝗶𝗼𝗻 𝗯𝗲𝘁𝘄𝗲𝗲𝗻 𝗯𝘂𝗶𝗹𝗱𝗶𝗻𝗴 𝗼𝘄𝗻𝗲𝗿𝘀, 𝗼𝗽𝗲𝗿𝗮𝘁𝗼𝗿𝘀, 𝗼𝗰𝗰𝘂𝗽𝗶𝗲𝗿𝘀 𝗮𝗻𝗱 𝗼𝗰𝗰𝘂𝗽𝗮𝗻𝘁𝘀 𝗰𝗮𝗻 𝗮𝗰𝗰𝗲𝗹𝗲𝗿𝗮𝘁𝗲 𝗺𝗮𝗸𝗶𝗻𝗴 𝗯𝘂𝗶𝗹𝗱𝗶𝗻𝗴𝘀 "𝗱𝗲𝘀𝘁𝗶𝗻𝗮𝘁𝗶𝗼𝗻𝘀 𝗼𝗳 𝗰𝗵𝗼𝗶𝗰𝗲", 𝗻𝗼𝘄 𝗮𝗻𝗱 𝗶𝗻 𝘁𝗵𝗲 𝗳𝘂𝘁𝘂𝗿𝗲. I think we are finally at a moment in time where office building owners, operators and occupiers know that they need to think more like the hotel industry and up the level of hospitality. That does not just mean adding more amenities. The entire industry can compete to deliver a more hospitable environment, not just Class A buildings. Those that do, will win over more customers and remain vibrant communities. Unreasonable Hospitality, by Will Guidara, is a must read for anyone in business today, especially in CRE, and will inspire you to see and do things differently. 🎧 If you would like to know more about #BlueprintVegas, check out my TEN podcast episode with Martin Kelly, President of Blueprint. Our #CMO Heather Malenshek joined Fergus O'Carroll for an in-depth conversation on all things brand and how the strongest among them both fuel growth and adapt to meet ever-changing competitive landscapes. "If there's any sort of secret sauce or magic with brands being around as long as we have, is being curious about the cultural conversation and finding an authentic way to join in. We talk about the rural urban divide all the time, to the point where nobody questions it anymore. So we're trying to bring to light the interconnectedness between rural and urban communities." Is it mere coincidence that my personal season of change aligns with visible fractures within VRMA? Perhaps, but one thing is clear: change is overdue in our industry, and I am prepared to be at the front of that transformation. I've consistently expressed my stance on The Art of Hospitality Podcast. People like me may not win popularity contests, but my commitment to hospitality and service is unwavering. I believe every day presents an opportunity to positively impact lives. Recently, Vacation Rental Management Association (VRMA) has seemed more like a battleground for personal brands and a popularity contest rather than a united front advancing our industry. I’ve remained apart from these factions, choosing instead to focus on what truly matters. The time for change is now. I am ready to step up and lead the necessary shift to reforge Vacation Rental Management Association (VRMA) into the powerhouse it should be. We have the resources and the passion within our community, but they are scattered, disillusioned and often misdirected. My plan involves assuming a leadership role with substantial initial authority to set things right. This includes making drastic changes to the board and leadership team, ensuring transparency, and placing the right people in critical positions quickly. We have only a few months before our international conference, and there’s no time to lose. In the spirit of transparency and commitment, I am publicly offering to spearhead this transformation. Rest assured, whether through this role or another avenue, I am dedicated to leading our industry forward, alongside some of the finest professionals in the field. Together, we will rebuild, focusing on standards, genuine hospitality, and the long-term success of our industry.

With the ITB Berlin just around the corner, you hotelier must be planning your meetings and deciding what tech you should invest this year. Tech stack needs to be aligned with brand purpose. It is easier and chepear to decide what to invest if you know how you will use it. Check out Omar Boubess points on why branding should come first. You will find the link for the podcast (audio only) in the comments. #schulering #hospitalitymarketing #hotel #hospitalitypodcast
Hoteliers, your concept is built on brand NOT on tech. Ill shout this from the rooftops until Im out of breath, panting, hoping the message comes across. Guests have relationships with brands - not with a tech stack. Technology helps, it always has and always will. But do you think that basing the foundations of your business on technology... ...with no though for emotion or connection, is somehow going to work in the long term? From our point of view, is short-sighted. Build your brand first. Your core DNA and positioning. Your copy, tone of voice and messaging. Your visual style. Think about the emotions you want your guests to feel throughout their journey. Think about the imagery that helps place them there, before they book. Then package that up into a beautiful website experience and consistent on-site collaterals. When all that's been considered... Layer technology on top to amplify your brand. And pour fuel on the flame. STUDIO CIRCA Clip from my episode with Mauricio Schuler on Schulering s.r.o. Podcast #hospitalitydesign #boutiquehotel #guestexperience
