Great to be part of a diverse panel at yesterday's letsrecycle.com national conference discussing priorities for the next government for the waste and resources strategy. To summarise my thoughts:- 1) Avoid backsliding with recycling performance - Let's protect good performance where it exists already so we don’t throw out the baby with the bathwater. Aluminium packaging is already achieving great recycling rates and beverage cans are at 82% recycling rate; let's not jeopardise that! 2) Injecting some speed, not haste – difficult to support EPR more than conceptually right now, as we don’t know some very important information (like how it’s going to be governed and how much it’s going to cost!). We need detail to be published ASAP so it can be examined, debated and the feedback used to improve things. With a DRS, we need to get on with that urgently, pending my final point… 3) Inspire confidence, set the tone – the Scottish DRS collapse had severe ramifications in the value chain, knocking confidence and undermining trust in these producer responsibility schemes despite industry buy-in. The next government must set their tone and priorities early to de-risk the process for producers and retailers, by working with devolved administrations to clarify the rules and most importantly stick to them so businesses can get on and invest in delivery and making the most of the opportunities. Exciting news from the University of Nebraska-Lincoln FARRP board meeting! Jasmine Lacis-Lee, President of The Allergen Bureau, recently shared insights alongside international experts on 'Applying Allergen Risk Assessments at your Facility.' Last week's NMHC conference in San Diego was a big success! Our meeting room was constantly packed with attendees from across the country, and we had many productive discussions with various offices. Here are some key takeaways: 1. Optimism is high: The overall sentiment was positive, with many attendees feeling optimistic about the future of the market. 2. Supply concerns: While supply is still an issue, there's a general expectation that it will drop significantly in the next 18 months. 3. Dry powder ready for deployment: There's a significant amount of capital available for investment, waiting to be put to use. 4. Shift from rescue capital: Compared to last year's NMHC, there was much less talk of "rescue capital," suggesting a more proactive investment approach. 5. Higher transaction volumes expected: Anticipate more deals being done with available capital and some help in the capital markets. Public speaking has always been important to me because I like to talk about my role within HMOs in a wider sense than just 1-2-1 with a landlord who wants to sell. My talks are always more about why HMOs sell, who to, what dictates their value, what are the common error I see, how do yields and values vary across tenant types and location, etc. It’s really enjoyable imparting this knowledge and the feedback always give me a buzz to do more. That has always been the case with me but, in light of my sentencing and continuation of my career in the industry, I’m even more motivated to get out there and give value. I can now talk openly about mistakes, mindset, the power of a good network, of giving value, of doing the right thing by clients and, more importantly, owning up to the time when you’ve let down people and putting them right. It’s put such a different spin on things but I’m so glad I’ve had the instinct to own up to things, stand up and be proud (you can still be proud if you cock yo because it’s the aftermath and actions following that also count). “Why are you giving this guy a platform?”, was mentioned a few times earlier this year when a few amazing property friends gave me the opportunity to share my value and story. Aside from my HMO experience (which I hope is niche enough to give value), I grateful that people see there’s a role for me in being one of the only guys who has massively cocked up but then stood up and owned it and broken down the whys, wrongs and mistakes for the benefit of others. It’s very motivating and humbling.
