This project challenges conventional notions by reimagining the layout and materials of a luxury home. The design prioritizes the integration of public and private spaces in a unique configuration. On the ground level, public areas such as the great room, dining room, kitchen with nook, and office foster a sense of connectivity and openness. Meanwhile, semi-private and private spaces are positioned on the second level, offering a retreat-like ambiance. These include a lounge, primary bedroom/bath suite, three additional bedrooms/baths, a laundry room, and a spacious walk-in storage area. In terms of construction, the residence stands on a post-tension slab on pier foundation, ensuring stability and longevity. The exterior combines modern elements such as stucco, backed by CMU, to create depth and extend the quality of the construction. Timeless materials like limestone and neutral brick allow the home to blend seamlessly with its surroundings. To further enhance efficiency, the project incorporates two tankless hot-water heaters and HVAC units strategically placed to optimize usage between private and public spaces. OPEN PLAN LIVING - DAY TIME VS PARTY-TIME An alternative to additional SQM's is to open up a few rooms and create one larger room - often these spaces function best as dining / kitchen / living spaces. During the design process, it's always worth thinking about and imagining how you will use this space day to day AND when entertaining. If you want the best of both worlds - an open plan living space when entertaining, and a kitchen diner with separate sitting room for your day to day - consider opening up the structure and then enclosing it up again (temporarily 😉 ) with glazed sliding doors. Glazed sliding doors allow the feeling of space, the sharing of natural daylight and the visual expanse, while maintaining noise, heat and kitchen smell separation. Then when your home is in "party-time" mode, open the "walls" up - extra bonus - gain even more space if you open on to the entrance hallway as well. A small design element with a big impact.
