We recently ran a poll to find out what method of construction was seen as the quickest. The results revealed, 48% of voters believe modular building is number one. Steel frame came in a close second at 31%, followed swiftly by timber frame with 17% and coming in last was brick and block with a result of 5%. In terms of on-site labour, modular would be considered the quickest, however, steel and timber frame solutions can provide manoeuvrability and are quick to produce and manufacture off-site. Each method of construction has its own benefits, which will be suitable for specific projects, so it's important to consider all aspects of the build and how the solution and speed will help with the final result. Volumetric Modular Construction is where entire sections or "volumes" of a building are constructed in a factory setting. Panelised construction is where building components are constructed off-site but in smaller sections or panels. We have seen some interesting policy changes in the timber sector over the last 7 years, the most recent being in Kenya. I attended the Bisnow Prefabrication, Modular & Mass Timber Conference yesterday in Culver City to learn more about prefab/modular construction. A couple takeaways: Pros: can significantly reduce build time and cost, avoid weather delays, lower labor costs, reduce need for storage space for construction materials Cons: limitations on customization/variation, high transportation costs, heavily front loaded process as far as design/decision making/budget expenditure, limited financing options, supplier risks Overall takeaway: these newer construction methods are great for the right project and can be accretive in some cases, but are not a cure-all for the high construction costs and long timelines developers are dealing with these days. Site shape/topography, product type, design goals, and financing are a few factors that can determine feasibility of prefab/modular construction. If anyone has had success with prefab/modular I would love to pick your brain!
