I don't like open floor-plan properties for short-term rentals. Why is that?
1) Open-floor plan houses sell for a premium but don't make the STR revenue significantly higher.
2) Having more rooms means more distinct spaces for amenities and additional bedrooms. Take our most recent property for example (in the picture). What could have been a kitchen and living / dining space as an open floor plan is now a game room, living room, bedroom, and dining room.
3) More rooms means more separate spaces for families. Our target demographic is families traveling together. They want their kids to do their thing in their own space -- not all in one room.
What are the other upsides and downsides? I'll put the biggest downside I can think of in the comments.

Some exciting news is coming out of Origin at Symphony Park, a mixed-use shopping and dining district where the 515 and I-15 meet in downtown Las Vegas.
240-unit Cello Towers is the first residential high-rise to break ground in the city in over a decade. In addition to a joint Marriot-Westin Hotel in development, this signifies the serious investment being put into developing downtown Las Vegas.
I always enjoy seeing news of construction projects breaking ground; it shows how the "market slowdown" is neither universal nor absolute, just a matter of connecting with the right people in the right firms.

PRICING QUANDARY: I've been booking mid-term stays in Denver STRs and want to know – how the heck do you price an ADU?!
There are actually a number of fringe "entire home" property types – guest suites, carriage houses, mother-in-law suites, and more. These can vary from veritable tiny homes to compressed quasi-studios, with plenty of amenities, or NOT.
Denver's STR market is somewhat unusual in that rentals can only be, or be part of, someone's primary residence. So a lot of folks build ADUs, which are often very small and lack a full kitchen, dishwasher, laundry appliances...
And yet they're often priced like a fully equipped apartment!!
It would seem once you start chipping away at amenities & square footage typical of such an apartment, the asking rate should drop. But I suspect in many cases there is a general pricing floor that keeps rates higher than what would be proportional here, especially when demand is high and availability low.
Now – I *am* shopping last-minute during peak season which is surely exacerbating the situation. But I'm genuinely curious how people price fringe property types relative to more standard ones.
