Position: Property Manager
Certificate Requirement - Real Estate Agent Representative
Language Requirement - English, Cantonese, Mandarin
Experience Requirement - at least 2 years in property management field
Your duties includes but not limited to overseeing the property leasing, rent payments, maintenance, and overall management of real estate properties on behalf of property owners. Further details of the position are listed below:
Property Leasing: Advertising vacant units, conducting property tours, screening prospective tenants, and negotiating lease agreements to minimize vacancies and maximize rental income. This includes verifying rental history, employment status, creditworthiness, and conducting background checks to identify high-quality tenants for the landlord.
Tenant Relations: Acting as the main point of contact for tenants, addressing their concerns, managing lease agreements, and ensuring timely rent collection.
Property Maintenance: Organizing and supervising repairs, maintenance, and renovations to ensure the property remains in good condition and meet VCAT compliance.
Financial Management: Handling property finances, including collecting and allocating rent payments, paying bills, managing arrears and managing expenses to maximize profitability for the property owner.
Marketing and Leasing: Advertising vacant units, screening prospective tenants, conducting property tours, and negotiating lease agreements to minimize vacancies and maximize rental income.
Legal Compliance: Ensuring that the property complies with local, state, and federal regulations, arrange lease agreement for landlord and tenant, attending VCAT.
Vendor Management: Hiring and overseeing contractors, maintenance personnel, and other service providers to perform necessary tasks on the property.
Property Inspections: Conducting regular inspections of the property as required by lease agreement, to identify maintenance issues, safety concerns, and opportunities for improvement.
Record Keeping: Maintaining accurate records of property expenses, rental income, tenant communications, and maintenance activities for reporting purposes.
You will play a crucial role in preserving the value of real estate investments by efficiently managing day-to-day operations and ensuring tenant satisfaction while maximizing financial returns for property owners.
