About how to get into Property Management! I often get asked by people how to get into the field of Property Management... And this is my advice (based on personal experiences as well as my observations): -Leverage on your past experiences: You might have come from Sales, or being an Agent or perhaps an Admin. job. All these skills can be applied to Property Management in one way or another. -Start small You might not be able to become let's say a manager right from the start but you can get into the field through multiple avenues: leasing, leasing admin, renewals...etc. These are all important skills to acquire before you become a Property Manager. And finally, -Do your research: Research small companies, find out how they operate, as well as big ones. There are different kinds of positions available in different companies. Do you agree? Legal Compliance: Ensuring that the property complies with local, state, and federal regulations, arrange lease agreement for landlord and tenant, attending VCAT. Vendor Management: Hiring and overseeing contractors, maintenance personnel, and other service providers to perform necessary tasks on the property. Property Inspections: Conducting regular inspections of the property as required by lease agreement, to identify maintenance issues, safety concerns, and opportunities for improvement. Record Keeping: Maintaining accurate records of property expenses, rental income, tenant communications, and maintenance activities for reporting purposes. You will play a crucial role in preserving the value of real estate investments by efficiently managing day-to-day operations and ensuring tenant satisfaction while maximizing financial returns for property owners.
