As South Korea approaches a super-aged society, the demand for high-quality senior residences is surging. Projects like Daewoo E&C's 'Morning in Baegun Lake Prugio Forest' in Uiwang, Gyeonggi-do, are setting new standards by integrating shared living spaces for younger generations alongside senior facilities. With monthly fees for an 84㎡ unit at approximately ₩3.2 million ($2,300), the interest is significant, as evidenced by the swift contracting of most units in last year's recruitment. In addition, Hanwha Corporation E&C Division's 'VL Lhour' in Busan and Lotte E&C's 'VL Lewest' in Seoul's Magok District are slated to offer hotel-level services and have already achieved over 90% leasing success ahead of their 2025 openings. However, the supply of senior housing remains critically low. Currently, only 40 senior welfare housing facilities across Korea accommodate about 9,006 people, merely 0.1% of the elderly population exceeding 10 million. This stark contrast highlights the opportunity for developers targeting the affluent elderly and middle class. The Korea Health Industry Development Institute forecasts that the domestic silver industry will grow from ₩72 trillion ($52 billion) in 2020 to ₩168 trillion ($120 billion) by 2030. Seniors are increasingly focusing on health management and asset services, with Hana Financial Group responding by offering specialized asset management for retirement and inheritance planning. As health-conscious seniors pursue vibrant lifestyles, the food industry is increasingly focusing on health supplements tailored for the elderly, moving away from child-targeted products. With a healthy life expectancy of 65.8 years—above the global average of 61.9 years—Korea's senior population is more active than ever. This vitality is evident in the growing popularity of park golf, which has drawn around 1 million participants in Seoul alone. The establishment of 405 park golf courses nationwide, with 120 more planned, reflects significant investment aimed at enhancing the quality of life for seniors in South Korea.
