One thing that the UK is really really bad at,in my opinion, is post maintenance. Everywhere I have been, extensively throughout the UK, I see lack of maiuntenance and decay, and its easy to spot apartment developments which have good maintenance Landlords, or Factors, (as we like to call them north of the border), and poor maintenance Landlords, often due to poor service charge regime or just poor servicing. The weeds, the lack of general maintenance and repair, decaying and peeling paintwork, rusting pailings, cracked pathways and drives, we could go on forever. So when proposed developments like this become a reality getting the service charge/ service firm & maintenance regime right first time is so, so important to maintain what will become peoples homes in the future. Whilst I don't like leasehold as a principle, it is one of the neccessary evils if the covenentas are well drafted and charges reasonable and affordable to ensure they will function well and look good, many years after the PR, and cocktails of the launch has faded into memory.
