We are continuing to see the trend that Americans are moving to more affordable, lower-density areas across the country, with many heading to Southern states driven by factors such as the price of housing, regional climates, urban planning and job growth. The report isn't perfect science, but it offers takeaways from a unique data set: one-way U-Haul truck transactions. In other words, who is packing up a truck and driving to a destination without a return ticket? You're not likely to be surprised that the Sun Belt's dominance continues and movers displayed a clear preference for the southeast and southwest United States. What you may be surprised about is the Green Mountain State up North who had a big 2023. This impressive growth aligns with Texas being the fastest-growing state from 2016 to 2018 and again in 2021 and 2022. Florida secures the second spot, marking its presence as one of the four growth states for nine consecutive years. 📀 𝐑𝐚𝐩𝐩𝐞𝐫 𝐁𝐢𝐠𝐠𝐢𝐞 𝐒𝐦𝐚𝐥𝐥𝐬 once famously said, "𝐈𝐟 𝐘𝐨𝐮 𝐃𝐨𝐧'𝐭 𝐊𝐧𝐨𝐰, 𝐍𝐨𝐰 𝐘𝐨𝐮 𝐊𝐧𝐨𝐰". Well, you're about to be saying the same thing about the "𝐓𝐞𝐱𝐚𝐬 𝐓𝐫𝐢𝐚𝐧𝐠𝐥𝐞" 🔺 in roughly 60 ⏳ seconds, 𝐲'𝐚𝐥𝐥! What the heck is it and why should that term be in my lingo? Well, who doesn't like to talk about the "OGs" (geometric-geographic-growth) and Scalene Triangles??? 🙄 Ok, sorry. But actually, the reason is that the 𝐓𝐞𝐱𝐚𝐬 𝐓𝐫𝐢𝐚𝐧𝐠𝐥𝐞 is the epicenter of the growth engine driving Texas' incredible population and economic growth. Just a few reasons are opportunity 💲, favorable business and tax policies 🏛, warm weather 🌤, and friendly 😀 people (mostly 😉). This term will continue to grow within the lexicon of Americans so now you'll be in 'the know'. The "𝐓𝐞𝐱𝐚𝐬 𝐓𝐫𝐢𝐚𝐧𝐠𝐥𝐞," comprising the 𝐃𝐚𝐥𝐥𝐚𝐬-𝐅𝐨𝐫𝐭 𝐖𝐨𝐫𝐭𝐡, 𝐇𝐨𝐮𝐬𝐭𝐨𝐧, 𝐒𝐚𝐧 𝐀𝐧𝐭𝐨𝐧𝐢𝐨, 𝐚𝐧𝐝 𝐀𝐮𝐬𝐭𝐢𝐧 𝐦𝐞𝐭𝐫𝐨 𝐚𝐫𝐞𝐚𝐬, accounts for approximately 70% of the state's population and you can get from one point to any of the others, by car, in about 4 hours or less. Projections suggest that by 2030, the Texas Triangle alone will surge from around 23 million residents to an astonishing 30 million within its three-sided boundary. Additionally, 𝐄𝐈𝐆𝐇𝐓 𝐨𝐟 𝐭𝐡𝐞 𝐓𝐎𝐏 𝐓𝐄𝐍 𝐟𝐚𝐬𝐭𝐞𝐬𝐭-𝐠𝐫𝐨𝐰𝐢𝐧𝐠 𝐜𝐨𝐮𝐧𝐭𝐢𝐞𝐬 𝐢𝐧 𝐭𝐡𝐞 𝐞𝐧𝐭𝐢𝐫𝐞 𝐔𝐧𝐢𝐭𝐞𝐝 𝐒𝐭𝐚𝐭𝐞𝐬 of 2023 are situated within the Triangle. This week the COLORADO FUTURES CENTER AT CSU released the ColoradoCast for the third quarter of 2024. The report shows the Colorado economy continuing to sustain modest growth, albeit at a slightly slower rate than the previous forecast. Similar to recent reports, the key national indicators, especially equity market performance, play a crucial role in the outlook. On a local level, housing prices have once again been a major factor.
