Property refurbishment involves updating or improving property through "light" or "heavy" refurbishment loans. These short-term loans, usually from bridging or specialist buy-to-let lenders, are secured against the property undergoing refurbishment or another suitable property. Light refurbishment covers non-structural works like redecorating, while heavy refurbishment includes structural changes or extensions. We are excited to share the details of RRA Capital's recent closing, the mid-construction refinance of a mixed-use property in Duluth, MN. The property is expected to be completed in mid-2024 and will total 45 multifamily units with ground-floor retail. The capitalization included TIF financing and local government grants. The borrower plans to use RRA’s financing to complete construction and bridge the property through lease-up/stabilization. RRA provided a $7MM non-recourse, interest-only loan with two extension options. The loan provided an interest reserve and a draw at close, as well as a holdback to finance the remaining construction budget. 14% of all commercial real estate (CRE) loans and 44% of office building loans are now in "negative equity." In other words, the debt is now greater than the property value on all of these properties. Currently, US banks hold over $2.9 trillion of CRE debt, the majority of which is held by regional banks. Office building prices are down 40% from their highs and CRE as a whole is down over 20%. All as rates rise and many of these loans are due to be refinanced.
