In this case study, we share details of our part in the £5 million refurbishment of the Ruby Ward at Medway Maritime Hospital for Medway NHS Foundation Trust. The Ruby Ward’s transformation into a new 30-bed cardiorespiratory unit with state-of-the-art facilities for patients suffering serious breathing or heart conditions, was funded by NHS England. Working with main contractor, Marcon Construction and Hunters: Architects, Building Consultants and Civils & Structures, our brief was to supply and install Doorson automatic doors, as well as a number of glazed screens for the project. Thank you AECOM and George J. Murillo, RA, DBIA, NCARB for hosting tonight's insightful DBIA panel discussion on design-build and alternative delivery models at New York City Housing Authority (NYCHA). A special thanks to the speakers: Joy Sinderbrand Michele Basic Moore Jenny Gillette Matthew Charney. Your expertise and insights were very helpful in understanding the how design-build and alternative delivery models are helping NYCHA and PACT improve public housing. The panel discussion shed light on NYCHA's innovative approach to employing design-build and alternative delivery models to address critical challenges in public housing. A key focus was on improving the lives of residents by tackling issues such as mold, lead, leaks, hot water, and pest control. There was a clear emphasis on the importance of aligning project delivery with resident needs while maintaining community engagement. Design-build has proven to be a positive force in NYCHA's projects. It has fostered creative and innovative solutions by establishing criteria that vendors can aspire to meet. The has allowed for the integration of teams, nimble decision-making, and effective resident engagement resulting in better buy-in and more purposeful participation from all stakeholders. The discussion highlighted the evolution of design-build practices, including the concept of progressive design-build. Further reducing the distance between deliverables and actual delivery and allowing for better alignment of value delivery with construction. It has enabled NYCHA to partner with experts who can plan and execute work, resulting in improved outcomes and reduced procurement times. Sustainability and environmental impact were key considerations in NYCHA's comprehensive modernization efforts. The procurement process included baseline scopes with additional value-added options, such as electrification of installed appliances. This encouraged more creative solutions including "priority betterments", stretching funding and delivering greater value to residents. The panel also addressed the challenges of procurement for larger organizations and how design-build can help solve unasked questions. The self-assembly of teams, fostered by existing relationships and requirements for inclusion, has led to more diverse and effective project teams. They made it clear there is significant potential of design-build and alternative delivery models in improving public housing. Leah Lang, the Queensland State Government Architect, is leading the government's MMC program for housing. Her team is making some good headway with modular as a method of MMC, particularly to support social housing, key worker accomodation and emergency response. It was fantastic to have Leah join our community practice on Housing Diversity today, hosted at Urbis. The practice includes all the peak and industry bodies across the entire housing system. We discussed where the modular program is heading in the short term, including the Queensland Government’s recent announcement to procure up to 600 modular homes by the end of this year, and where the program and industry might be heading in the longer term as well. While there are some differing views on what more we could be doing in the wider MMC space, and how much of it, we all agree that the program needs to be ambitious and play a key role in our future housing supply pipeline. Leah's energy and enthusiasm for this agenda is inspiring. Thank you for taking the time to join us and for making yourself available to industry. We greatly appreciate it. It’s my understanding that the government will look to go back out to industry for a further EOI opportunity to be involved in the program later this year, and that’s critical to get more industry involvement. We are thrilled to share the journey and transformation, so far, at Horizon 29. In 2012, St Francis Group and ALMCOR formed a new joint venture and took the bold step of acquiring Horizon 29, a former Coalite manufacturing plant and a highly contaminated and complex brownfield site. The site was expertly remediated by DSM Demolition who worked meticulously under the guidance of the Environment Agency and the Local Authority.   Fast forward to Q4 2021, when a significant milestone was achieved, as a large portion of Horizon 29 was sold to Bentall Green Oak & Equation Properties, who began construction in Q3 2022 of new warehouse and logistics buildings, driving forward the site's transformation and regeneration. Simultaneously, the Joint Venture committed to deliver new offices and a state-of-the-art warehouse for Peak Pharmacy, and in Q2 2022 construction began.  By Q2 2023, these facilities were completed, marking another significant achievement for Horizon 29. Further enabling works have been instrumental in this journey, including a S278 Agreement with Derbyshire County Council, a S104 Agreement with Yorkshire Water, and comprehensive improvements to the local utilities network. These efforts have ensured that Horizon 29 is not only ready for today but is well prepared for the future. Phase 1 at Horizon 29 is already above 50% occupancy and stands as a beacon of what can be accomplished through vision, partnership, and perseverance, and there are more exciting opportunities to be a part of. For occupiers seeking either land or a build to suit opportunity, we have over 12 acres coming forward on Plot 4c. Marketing of this exciting opportunity will commence in Q3 2024.
