It just about occurs to me that industries tend to be focused and grow where there is a competitive advantage. In life sciences and innovation the more mature US market shows concentrations in places like Boston (MIT, Harvard) and San Franciso (UC Berkeley). In the UK the life sciences "golden triangle" is Cambridge-Oxford-London. Manchester is also seeing rapid growth. The presence of world quality science faculties seems to be an utterly unsurprising common thread. The evolution of this type of hub is nothing new... look at the City of London or New York;s finance districts. Of course, one can retard or even choke off the growth and wealth creation of emergent industries... starving them of labour - perhaps through the unavailability of housing - would do it. The former industrial towns and cities of the UK grew, in some cases from literally nothing, to support their emergent industries. This points to a simply massive opportunity for those wanting to deliver and capitalise new housing in these areas with burgening demand. Whether local or national government will go with this with supportive policy is another question. #realestate #commercialproperty #lifesciences #innovation #housing #buildtorent #btr

The City is looking to dispose of approximately 9 acres of land, which is improved with an approximate 150,000 SQ/FT school that the Board of Education recently turned back over to the City for disposition for redevelopment. The City of Nashua has spent the better part of two years studying this land area taking the opportunity to engage the community and solicit their input on what type of redevelopment would “fit” and what “makes” sense for the neighborhood. The City of Nashua’s Board of Aldermen recently expressed a desire to see a portion of the land being redeveloped for affordable housing with an eye toward a low-income housing tax credit project taking place. As this is a large site where a mixed-income and mixed-use development program is preferred. A master developer skilled in working with various end users who can plan, finance, construct a development would be welcomed (not a master developer that would hold an option and seek to sell pieces off). A community asset the City is interested in preserving is the Keefe Auditorium, an arts and cultural destination that could be either maintained as a stand-alone structure or attached to another use. The City is open and agnostic to “how” the Keefe Auditorium is preserved, but would prefer to see proposals that keeps this community value in mind. Take A Look... Nationwide Study on Student Housing Preferences 🏠 As building professionals, it is often easy to make assumptions about what our end users want or need. Recognizing the limitations of this approach, https://www.a4ac.co.za/ undertook a comprehensive nationwide study to explore the preferences in student housing as they relate to students' diverse backgrounds. 📊 This research aimed to uncover the real demands and expectations of students across various regions, providing a factual basis to inform our architectural designs. Ill be presenting our results of our study at the PBSA 6th Annual Conference, scheduled for 25th-26th April 2024, in Durban.
