✔️I have been sharing recently how Trade and Zone bottlenecks are some of the main culprits in holding up your project. But I haven’t talked about what to do about them. So, here are suggestions for your bottlenecks: ➡️ When you have a Trade bottleneck, that doesn’t say anything negative about the Trade crew. What it means is that they have the hardest job, the longest duration, or the most difficult situation. That means they need our help and we should all rally together to do so. Some strategies we can use to help are: 1. Adjust crew composition or split the crew into two smaller ones. 2. Improve methods used to carry out the work in the Zone. 3. Make sure communication is prioritized with that crew. 4. Consider extra help from the management team. 5. Prioritize their needs among the team. 6. Swarm to help them with job site resources. 7. Make sure they are first up for cranes, hoists, and the forklift. 8. Make sure all Trade bottleneck work packages are uber prepared with a full kit of preparion items so they can finish well. ➡️ When you have a Zone bottleneck, that means there’s a particular Zone on the project that is the most difficult for your Trades to run through in a train. Some strategies we can use to to help are: 1. Adjust the Zone size to be a bit smaller. 2. Improve access to the Zone logistically. 3. Make work easier to do in the Zone with clear expectations and a better plan. 4. Organize the Zone configuration to flow better. 5. Improve the quality of the layout and control in the Zone so work goes faster. 6. Improve visual control systems in the Zone to enable the crew. 7. Improve simple things like lighting to make it easier for the crew. 8. Use visual instructions, checklists, and indicators so the installing crew can more easily piece together work. The bottom line is that once you know your Trade and Zone bottlenecks, that’s where you put your effort. No Trade bottleneck should wait on anything, and no Zone bottleneck should exist without modification. Do you know your bottlenecks? And are you taking action? Love, J$

Following-up on previous analysis of TOC projects, MAREA.ai and University of Southern California have applied the same approach to ED1 projects. Similar to TOC, there has been an extremely strong response from the private market to pursue entitlements for these projects, however, the portion of approved projects that are actually moving into construction is very low. Moving forward, regular updates to this analysis will be provided for TOC, ED1 and Density Bonus projects.
