Miami-Dade Zoning Rule Impact Could Be 'Sweeping'." Wernick, a veteran zoning attorney, commented, "In the right hands, it should be useful. That will often depend on how a neighborhood functions. Does it have the infrastructure to handle this? Are the buildings well designed?" #MiamiDade #SouthFlorida #FLLawyers #RealEstate #SingleFamilyHomes

Have you ever looked at an urban mural and wondered what its real purpose might be? It might surprise you to learn that murals, green spaces, and other beautification projects have been shown to have a direct link to lowering crime. Where in the past, city managers and those with tight budgets might have looked at beautification projects as “fluff” or “nice to haves,” but the reality could not be more different. A study published in the Journal of Experimental Criminology in 2022 states: "The results show that the greening intervention reduces total crime, public order offenses, drug offense, aggravated assault." Risk Management and Healthcare Policy also published a study that pointed to the need for green spaces and parks in urban environments because they had specific, measurable benefits to mental health and social connection within the communities. Next time you wander through a community garden or take a run on a trail that winds through a public park -- or maybe next time you see that mural -- consider that these assets were thoughtfully placed by your city managers to benefit the communities we live in. The built environment is just as critical as the natural environment, and it's a key part of our work on healthy city initiatives. #UrbanMurals #BeautificationProjects #CrimeReduction

Rightly so we are fixated on Sustainability. Too often the main focus is on the environmental aspects of ESG. As Tamae illustrates in this example, the S or Social in ESG is vitally important and remedying the poor practices of the past is essential in ensuring we create thriving and connected cities and communities.

Congratulations to the Chester Economic Development Authority, one of our esteemed #ThrivingCommunities. Through a collaborative effort with Delaware County and Pennsylvania DOT, their Reconnecting Communities and Neighborhoods grant application was selected for planning funds to undertake essential preliminary engineering and final design work. The focus of this project is to implement a road diet, traffic calming measures, and develop the East Coast Greenway along State Route 291. Currently, residents in Chester face numerous barriers that have isolated their community and created unsafe conditions when attempting to traverse the city. These barriers include multiple rail lines, I-95, and Pennsylvania State Route 291. Route 291, often referred to as Second Street or "a highway through a community", has posed challenges for Chester, a predominantly Black or African American city in Delaware County, southeastern Pennsylvania. Within a block of Route 291, nearly 40% of households in Chester do not have access to a vehicle, and 45% of these families are living below the poverty line. The proposed project aims to create opportunities for safe crossings over Route 291, facilitating access to recreational facilities and amenities along the Riverfront. These include the sports complex, the Riverwalk, Harrah's Casino, and Barry Bridge Park. By implementing these vital improvements, the project will significantly enhance the #qualityoflife for all residents, fostering a more equitable and inclusive community. Our Team ( The Ray Highway, Arcadis, InfraStrategies LLC, and Beverly A. Scott, Ph.D. ) was proud to support you on this initiative through the #USDOT Thriving Communities program. #bettertogether #transportation #mobility #equity #bridgingthegap #connectivity

Chandler is now another example, like California's recent action, where cities are seeing a need to expedite and facilitate adaptive re-use of existing buildings, particularly office buildings, preferably into residential buildings. California and Chandler are not alone in this drive. This drive acknowledges the need for housing, the availability of under-used buildings, and the cost savings in using existing infrastructure, with the bonus of bringing life back into these city centers. But this is only one step in the process. Building code revisions also need to be made to more easily facilitate, not only the re-use of buildings, but possibly new buildings that would be feasible on a single urban lot. Change of use code regulations push existing buildings to conformance to new codes. While the intent is good, practicality requires more flexibility. Adoption of single stair buildings to replace some of these existing buildings, that would be more expensive to renovate, and be less safe, is one option. There are other options to allow these areas to become centers of life and address the need for housing. Creativity in processes and building codes is a must. Together we can make feasible and safe places for people to live.

I applaud the City of Chandler, Arizona's commitment to amending the city’s Infill Incentive Plan https://lnkd.in/eAXGDnMr to emphasize INFILL vs. multi-parcel, block-to-block development. This is the kind of leadership we need to build a better and sustainable Orlando. A recent conversation with a planner ended with the comment, ”… well we were hoping that a developer assembles 3 or 4 of these contiguous lots and builds a much bigger project than what you are proposing.” This is not the way we should be approaching building in the City of Orlando. We need to focus our efforts on redevelopment and adaptive reuse, lot-by-lot, NOT block-by block. INFILL is the patchwork that helps neighborhoods become vibrant walkable districts. #walkablecity #infill Chandler Arizonan article: City expanding infill program to help aging areas: https://lnkd.in/eJ25FsMF

Are overly burdensome zoning regulations holding back the construction of much-needed housing across Connecticut? Yes. The solution: coalitions and reshaping zoning policy. At #CAHC2023, we explored regulations and strategies that have successfully led to the construction of more homes and discovered how property owners, local advocates, and developers can effectively present these concepts to local land use boards to help pave the way for housing in more innovative and accessible ways. Henry Grabar, author of "Paved Paradise: How Parking Explains the World," recently toured several Hawaiian islands to discuss the critical need for parking reform. As a planning fellow from Harvard and a journalist for Slate, Grabar has extensively studied how excess parking requirements and inefficient space usage not only elevate housing prices but also harm wetlands, hurt small businesses, and worsen inequality. His insights into parking's impact on cities across the United States are reshaping conversations about urban planning and community health. #UrbanPlanning #SustainableCities #ParkingReform #UluponoInitiative
