It's great to see this article about the approval of our plans for Derby's Friar Gate Goods Yard in Architects’ Journal. By having a mix of commercial uses within the two buildings – and opening the inaccessible site up to create a series of new linear parks – hundreds of people will be able to appreciate these heritage assets on a daily basis.   “The designs for the 227 two- and three-bedroom townhouses that will surround the two listed buildings are bespoke. Curved and terraced street scenes will celebrate the beauty and vista of the Bonded Warehouse, while incorporating a range of energy saving technologies and strategies. "A four-storey apartment building containing 49 apartments will also reinstate the lost streetscape of the Stafford Street frontage. What's your favorite building in NYC? One of mine played an interesting role in the history of zoning in New York. The 38-story Equitable Building was the largest office building in the world when it opened in 1915. The bulkiness of the building inspired the 1916 zoning ordinance, which introduced new setback requirements. Why would anyone apply to change a commercial roller shutter door into 2 residential type doors and 2 windows? Another one in the bag today for Elsie Li - UK Property Developer and Markus Hartung - full planning for elevational changes to existing commercial unit on The Wirral. Why? Planning Strategy. Make the elevational changes first to facilitate a Class MA Prior Approval application (to follow) for conversion of uppers and rear to 4 no apartments (leaving a good sized flexible commercial space to front). We could have tried full planning for the scheme. They could have refused for several reasons. We go for prior approval and we remove the reasons for refusal. An early Christmas present that takes us to over 70% of successful appeals this year at GSP... We've also won a number of costs applications too. But, at risk of undermining our sterling work, I think this figure reflects what I consider to be a higher number of harsh decisions reached by Council's this year. Here's my pick of suggestions to LPAs: - Visit every site (not including Google Streetview); - Review and revise procedures and/or scheme of delegation; - Be more positive about development (see para 38 of the Framework); - Ensure you have support from the relevant technical consultee; - Conduct a planning balance exercise: do not automatically refuse an application because of a single consultee comment and remember that a development can still be contrary to a policy but you can still grant permission; - Provide more training and improve planning knowledge of Councillors (you knew this would be on the list). There might not be anything new in the list above, but these issues are happening too frequently and slowing the process down (and of course adding to the costs of Council's who are unnecessarily taking cases to committee and/or appeal). The above should be addressed if only because of what's around the corner...

The Most Sustainable Town in the UK Lewes is a quaint little town of 16,000 serving as both a bedroom community for the University of Sussex and a thriving art scene which occupies many of the industrial spaces that have hollowed out over the last century. Phoenix Iron Works has been a prime site for redevelopment given its prominence near the town center and scenic location along the River Ouse. So it is really great to see Human Nature and a massive group of architects, planners and consultants join the cause to turn it into a distinctive multi-family setting for 685 homes, more than 30% of which are intended to be low income. The development itself will be composed of timber buildings each designed by a different architect but adjoining around a central piazza. As the region begins to think of growth and the future of our major thoroughfares, it is important to envision the possibilities. With the initial feedback from Fayetteville's public input indicating a desire for more 'missing middle' housing types, as well as retail, service amenities and recreational facilities along 71b, the proposed zoning changes aim to address these needs. Collaborating with Groundwork, GEMSTONE Design Studio has reimagined what this zoning change could look like. This would allow for more mixed-use buildings, keeping density in developed areas while preserving natural and working lands. . Graham Simpkin Planning has won an appeal against Dartford Borough Council, taking its allowed appeal decision rate to over 70% for 2023. This appeal was in connection with a householder development in Wilmington comprising multiple attached extensions and an increase in its overall height. Although Dartford's officers were acknowledging of variations in style and scale throughout the road they did not believe that anything other than modest dwellings with traditional roofs existed in this part of the street. However, substantial properties comprising crown roofs and/or two-storey front projections for example were factually all in existence just a few dwellings away, whilst the subject dwelling already benefitted from a two storey rear extension and single storey lean-to that had resulted in a staggered side building line and convoluted double hipped roof with a valley. As such, GSP disagreed with the Council's suggestion that the existing dwelling could reasonably be described as having "a simple, shallow and unimposing pitched roof." The proposed plans aimed to improve and regularise the overall shape of the dwelling. The Inspector considered that there was very little continuity within the street, providing greater freedom for change and she concluded that the proposed design would not represent poor additions or result in it having an unduly prominent appearance.
