As I reflect on my decade-long journey with Stella May Contracting, Inc.,

In my recent experiences representing companies that occupy industrial real estate, I’ve noticed a lingering disconnect between a Tenant’s expectations of when they can occupy a building and the actual time it takes to identify a list of suitable buildings, tour those buildings, and then negotiate business terms and a 60+ page (in some cases) legal document.
If you’re looking to occupy a shell (new) building, add another 90-120 days to the timeline for design, permitting and construction. It can easily take 6 months from start to occupancy.
