There is an opportunity to truly rethink empty office towers and give them a fresh start, a new incarnation and a renewed sense of purpose that makes them truly relevant and useful in this new era - and beyond. To reimagine the former office towers we need to continuously learn and improve and not create static programs with no flexibility. To successfully repurpose empty office towers they need to be designed for ongoing evolution and adaptation. The days of launching a tower for just a single use and then walking away - are officially over. We must start to treat them as living, evolving ecosystems that are always incorporating new learnings. The concept of workplace density is evolving as offices become hospitality-powered social hubs, but few leaders understood density metrics to begin with. I find myself frequently explaining these concepts to clients, but have not put pen to paper on the topic in a very long time. With my new platform on Forbes, I have made an attempt to clarify what I think are the five most common types of spatial density measures, with the intention of introducing a new, sixth one: experienced density. This novel measurement of what it feels like to be in a given place at a given time can unlock new conversations with stakeholders about the desired purpose and magnetism of future offices…even though benchmarks and targets are hard to come by. I know the exact terminology and language in my short article may not check out with the most sophisticated architects and economist out there, but my goal was to make something useful for the general leadership population. Because we need them focusing on services and hospitality more than seat counts and hybrid.
