Bullet point #4 in the key insights Among the communities witnessing an increase in average price, the villa townhouse market experienced a greater growth rate, with the average percentage increase for the sector standing at 27%. This compares to an 18% growth rate for the apartments markets tracked. If you look at the the capital value appreciation of the villa townhouse market, 27 percent is the average across all the communities that we track. There's only 18% for the apartment market. I say only 18 percent, 18% is still an amazing growth rate. But it shows that that gap between the villa townhouse market and the apartment market is actually widening villa townhouse markets appreciating to a greater extent than the apartment market. However, it could be the case that as the villa townhouse market continues to appreciate as A at a faster rate than the apartment market, the gap becomes so wide that people start to realise that they must rotate back to apartment living because that's where the value is going to exist. Tenants won't be willing to pay the price of a villa or a townhouse when they can get the same number of bedrooms for significantly cheaper. In the apartment market, and the same story will be when it comes to buying properties as well. There will be a point at which it just becomes unaffordable, high and all the attention and goes back towards the apartment market. And that increased demand in the apartment market should then result in the gap being closed because the price of apartments will will rise.
