Two years in property advisory: Here’s what I’ve learnt. Two years ago, I made the ‘pivot’ (love that word) from small business owner in hospitality, navigating the chaos of Covid, to stepping into the world of property advisory. Earlier this month, I officially celebrated two years at Titanium Property Investment & Titanium Food, though I technically started back in 2022 as a contractor. Reflecting on this milestone, here are some lessons I’ve picked up along the way - And some that surprised me: 🔀Almost ALL skills are transferable. From negotiation, marketing, legal, finance and even design, the skills I thought I’d leave behind have been the ones I use the most. Nothing you learn goes to waste. 👥“Soft skills” are anything but soft. Whether it’s running a café or leasing a waterfront venue, it all comes down to people, listening, understanding their needs, and connecting. ☕️Not everyone drinks five coffees a day. And there are even some people who don’t drink coffee at all! This still surprises me every time i ask that one particular person in the office, “Coffee?”. 🤔Curiosity is a superpower. There’s nothing you can’t learn if you’re willing to investigate, ask questions and stay open to the answers. ♟️Strategy is everything. Big or small, every project needs a clear plan. Start with the data, build a strategy, and the rest falls into place. 📊Consultants really, really, love PowerPoint. Enough said. The last two+ years have been full of challenges, like closing my businesses after Covid, AND incredible opportunities, like getting qualified in real estate or working on bringing multi million dollar F&B projects to market. And even negotiating what it means to be in a corporate environment. It’s taught me that growth doesn’t always follow the path you expect. It shows up in the challenges and opportunities you never saw coming.

Turn your “I have to’s” into “I get to’s” and your whole energy will shift. … I ‘get to’ develop this plan. … I ‘get to’ prep for the meeting. … I ‘get to’ work out today. … I ‘get to’ (fill in the blank with any task you may put off or dread) You’ll start to realize the many opportunities you have to impact those around you when you put this reframing in place, and you’ll take your power back by owning the way you frame your thinking. I find that when I intentionally do this, it unlocks more creativity and overall excitement for my life. This works just as well for the stories we tell ourselves about our experiences. Reframing challenging past seasons in your life as opportunities that shaped you, built grit or taught you lessons is a powerful way to free yourself from destructive negative narratives. Think “I ‘got to’ be tested in that way”, or “I got to prove to myself that I was capable of XYZ…”. A total shift! #gratitude and #attitude are everything.

A recent study by McKinsey found that the average life-span of companies listed in Standard & Poor's 500 was 61 years in 1958. Today, it is less than 18 years, with nearly 50% failing in the first 5 years…jumping to 80% before year 20. Today Property Masters Inc celebrated our 20th year in business (6/14/2004) with a little party @ our HQ!!! 🥳 The rest of the team was there in spirit! There have been many highs and lows, but over the years we have learned how to turn our disappointments into opportunities to improve, and those improvements into wins for our trusted partners & clients. With each year we’ve gotten stronger, smarter, and more determined to surpass the higher goals we set for ourselves.
