The URA awarded the tenders for the site at Zion Road (Parcel A) and Upper Thomson Road (Parcel B) which closed on 4 April 2024, yesterday (16 April 2024). Zion Road (Parcel A) attracted a single bid of $1.107 billion ($1,202 per square foot per plot ratio), and the tender was awarded to the consortium of CDL-MFA Vega Property Pte. Ltd. and CDL-MFA Altair Property Pte. Ltd., a joint venture between CDL and Mitsui Fudosan. On the other hand, the plot at Upper Thomson Road (Parcel B), received one bid of $780 million or $905 per square foot per plot ratio and was awarded to its only bidder, a joint venture between GuocoLand and Hong Leong Holdings. Tricia Song, Head of Research for Singapore and Southeast Asia, offers her insights: “The market has evolved, with increased Additional Buyer’s Stamp Duty (ABSD) and higher construction and financing costs influencing demand and margins. The Zion Road site, featuring a long-stay serviced apartment component—a new asset class—carries a higher risk premium.
