We get it. Nothing bites as much as losing a pitch that you thought you were so good. Your prospect leaves your office, and you are left pacing in the conference room, asking, "What could I have done better?" At Massimo, we see pitches from #CRE brokerage companies throughout the US; frankly, they're mostly all the same. The pitch decks are company-centric. Look at us, see all these deals we did, notice how big we are. Did you know we have a nationwide network? Most of your prospects don't care about any of these things. It's about you, not them. They care about removing a challenge or securing an opportunity. It's time to shift the focus of your pitch. Instead of showcasing how great your company is, let's start honing in on your prospect's unique situation. What are their extrinsic desires? Those are easy: Maximize sale price, minimize buying price, secure the best space for the lowest rent, or maybe rent space at the maximum rent and lowest TI allowance possible —depending on whom you serve. But more so, what are their intrinsic needs? What is driving this desire to transact? What happens inside their heads, guts, and homes or offices that catalyzes their decisions? When you focus your pitch, from the very beginning, on your prospect, you will differentiate yourself from the sea of commodity commercial real estate brokers.
