🌟 Exciting Building Projects Kickstarting in Georgia in 2025! 🌟 Georgia is set to witness significant growth in 2025 with several mixed-use and multi-family building projects that will transform communities and enhance living spaces: 1. 619 Ponce Expansion in Atlanta: This project involves expanding the Ponce City Market development using mass timber made from southern yellow pine. It's the first commercial project in Georgia to use this material, aiming to create a sustainable and innovative office space. 2. Airabella Lake Oconee: Located in Greensboro, this ambitious 137-acre mixed-use development will feature over 200 residential units, a retail village, a boutique hotel, and extensive green spaces. 3. South Spring Development in Smyrna: This $492 million project will include 650 multifamily units, hotel rooms, office space, and commercial areas, creating a vibrant new community near Truist Park. 4. The Stitch in Atlanta: This transformative project will cap parts of Interstate 75 and 85 with a 14-acre multi-use greenspace, connecting Atlanta’s Midtown, downtown, and Old Fourth Ward neighborhoods. Really excited to share the news that Lendlease has submitted a planning application for a landmark mixed-use building within its exciting regeneration of Birmingham Smithfield. Subject to approvals, the building, designed by Bell Phillips and local practice Intervention Architecture, will overlook Manor Square and include 408 high-quality build-to-rent homes. It will be the first residential element of the regeneration of Smithfield and is planned to also feature a health and wellbeing-inspired leisure facility; as well as a mix of independent shops, bars and restaurants for the public to enjoy. Outline plans for the 17-hectare Smithfield development were unanimously approved by Birmingham City Council in June this year. Altogether the scheme will include over 3,000 new homes and will bring cultural and leisure attractions as well as new workspace for businesses. Birmingham’s historic Bull Ring Markets remain at the heart of these plans and will be housed in two new buildings. Designed with a focus on high-quality architecture, landscape, and public spaces, Smithfield Birmingham will also create up to 9,000 new jobs and deliver significant economic benefits to the city and wider West Midlands region whilst preserving the rich local heritage, particularly the historic Bull Ring Markets, which have existed for over 800 years. Selina Mason, Director of Masterplanning for Smithfield said: “This is an important step for both Lendlease and the Birmingham Smithfield regeneration scheme. These plans kick-start the transformation of this iconic site, bringing much needed new homes and spaces that support health and wellbeing and the local community. “We’re proud to be playing a part in preserving Birmingham’s historic Bull Ring Markets, while also creating a vibrant new neighbourhood that will benefit the city for generations to come and look forward to this application being considered by the City Council early next year.”

Introducing Danforth + Westlake, a new mixed-use residential project for First Capital, located near Main Street subway, the Danforth GO, as well as bus and streetcar routes. The proposed project, which has been submitted for rezoning, would redevelop the better part of a block along Danforth Avenue between Main and Westlake by updating the existing grocery store and replacing a surface parking lot to offer 80% new commercial space at grade. Two residential buildings — a 35-storey high-rise and 13-storey mid-rise — are connected by an engaging podium and mediate between different densities on either side of the site. Together, they will add 620 new homes to this growing community, with 35% of the units designed for families. The podium scheme deliberately scales down to the neighbourhood with an animated streetwall that strives to mirror the cadence and materiality of Danforth Avenue. Our goal is to strengthen the retail corridor along this major artery and create an asset for the broader community that enhances the public realm experience with fine-grain design at grade, raised bike lanes, new trees, and a POPS space at the east end of the site. Plans submitted for £70m Greater Manchester Passivhaus Low Energy scheme A two-tower residential development, designed by London and Manchester-based AEW Architects, has been submitted to Stockport Council as part of the town's ongoing regeneration plans. The £70m project features two connected blocks of eight and 20 stories, designed to meet The Passivhaus Institute Low Energy Building Standard. The focus is on creating sustainable homes that enhance the local neighbourhood and create a vibrant new community for the people of Stockport. Located in a busy area in Stockport town centre, the development will transform a derelict office building and car park into much-needed new homes in one of the North West’s most up-and-coming areas. The design puts people first, with features that make everyday living better. These include clever positioning to make the most of natural sunlight, bright and airy staircases, shared laundry areas, and a rooftop garden with community allotments and solar panels. RED Construction Group appointed for second phase of the Sheppard Trust’s £21.8m Surrey residential care development  RED Construction Group, the specialist main contractor, has announced the appointment of its London division on the second phase of The Sheppard Trust’s redevelopment of the former Royal Cambridge Home site, an independent living facility located in East Molesey, Surrey. Valued at £21.8 million and spanning 62,000 sq ft, phase two works focuses on the creation of a new facility, Elizabeth Court, to deliver high-quality and fully functioning living spaces, created by architects PRP. The project includes the demolition of buildings comprising the former Royal Cambridge Home, and the construction of a new 61-bedroom independent living facility in its place. The new accommodation will come equipped with apartments specially designed to support independent living with support and care when it is needed, alongside communal areas, garden spaces, and parking. This appointment follows the completion by RED Construction London of phase one of the project. To ensure a seamless transition, the first phase involved the creation of a 32-bed care home adjacent to the Royal Cambridge Home. In August 2024, upon completion the residents moved into the new building, allowing for the commencement of phase 2 demolition and the creation of Elizabeth Court in its place. As we approach another significant stage in its construction, we're delighted to reveal parts of the story of the historic Longkloof Precinct. This is a major project currently underway in Cape Town. Using adaptive reuse principles, with refurbishment of historic buildings alongside new construction, we’re reimagining the site for Growthpoint Properties into an exciting new precinct that includes one of Cape Town’s newest urban squares. This multifaceted project started life back in 2015. It comprises many phases – including a sensitive architectural adaptation of the historical building at 32 on Kloof completed in 2020. This was the first element of the broader project to be completed and is now home to Workshop 17. A central feature is the 154-key Canopy by Hilton hotel, which is due to open soon. The precinct is being integrated into the ground level retail environment facing onto Park Street. A retail alley leads to the central square, which is the culmination of a comprehensive urban design and landscaping strategy to create an urban oasis within the precinct. It’s not easy to sum up in just a few words a project that spans nearly a decade. But we hope this snapshot will give you a taster for what’s coming soon. City Park West, by Pollard Thomas Edwards! One of my favourite site tours during my recent visit back to the UK. This is what we should be building! New mixed-use developments with homes, positioned alongside cafes, restaurants, diverse workplaces, community facilities and many different layers of public realm and public transport/active transport. The site is a former university campus, located adjacent to the railway station, and walking distance to the high street. The design (originally a design competition) features five new residential buildings, four new public squares, and three refurbished buildings (one which is heritage listed). The end product acts like a missing link - providing a fantastic activated ground plain that encourages public movement. While the mixed and robust material pallet creates just the right balance of diversity and cohesion between the buildings to reduce any sense of building bulk while limiting the suggestion that they might belong to one single development. I was fortunate to have a tour of a delightful 2 bedroom apartment, that reinforced the high spec and well designed end product. The homes on offer support all manner of end user from family, singles, fist time buyers, through to older citizens, extra care flats etc. The design is pedestrian and cycle oriented, though does allow for car use. Public transport is well supported with fast trains to London. Public art is incorporated everywhere and an obvious part of the original design, not an after thought. Other sustainability matters have been considered too…Lower emissions, reduced water consumption, and the use of a site wide CHP plant. In case you haven’t figured it out…I really like this design! Frenchs Forest Poised for Development Boom with Trio of Apartment Complexes Exciting news for Sydney's Northern Beaches! Plans for three new apartment complexes in Frenchs Forest signal a potential surge in development for the suburb. Located opposite the Northern Beaches Hospital and town center, these complexes would replace existing houses and provide much-needed housing options. Here are some key details: - 127 apartments: This project by Young Assets Holding Pty Limited will offer a mix of standard, affordable, and council housing. - Focus on sustainability: The development incorporates basement and mezzanine parking with dedicated car share spaces and electric vehicle charging stations. - First of many?: This project aligns with the Northern Beaches Hospital Precinct Structure Plan, suggesting Frenchs Forest could see significant growth in the coming years. This development has the potential to: 1) Increase housing availability in a desirable location 2) Create new jobs in the construction and property management sectors 3) Revitalize the Frenchs Forest area The application is expected to go on public exhibition next week. Will the largest development in the past 5 years finally get San Francisco final approvals? One step closer. Project highlights for 530 Howard St proposed site include: “The 843-foot tall structure will yield around 882,250 square feet, with 730,975 square feet for housing and 48,000 square feet for parking. Once complete, the tower will contain 672 apartments, with sizes ranging from 424 one-bedrooms, 180 two-bedrooms, and 68 three-bedrooms. Parking will be included for 149 cars and 456 bicycles. The plan will include 68 affordable units for households earning at most 50% of the area’s median income.” More residential units and increased supply is needed. This development will also forever change the San Francisco skyline, once completed. Did you know this new development would be only 10 feet shorter then Transamerica, which is approximately 853 feet?!
