What Could New York City Developers Build Under the New Housing Plan? A proposed update to New York City's zoning rules could reshape neighborhoods and address the city's housing crisis. It would be the first major change in over 60 years, paving the way for more housing and taller buildings. The possibilities include: -Narrow homes and tiny backyard apartments in Queens. -Three-story apartment buildings near transit hubs in Flatbush, Brooklyn. -Mixed-use buildings with residential units above shops in the Bronx. -18-story high-rises in Chelsea with 20% affordable housing. While critics fear overdevelopment, advocates argue the changes are essential and considerate of local contexts. The plan could result in 80,000 new homes over the next 15 years, driving innovation and affordability in NYC. What’s your take on this potential transformation? Let’s discuss! #aceprojectmanagement #projectmanagement #construction #newyork

We’re proud to have partnered with the City of Winchester in its journey toward revitalization and community-centered development through the Neighborhood Design District (NDD) planning process! On November 26th, 2024, Winchester's City Council approved a resolution recommending updates to the City's comprehensive plan to introduce two NDDs: Cedar Valley and Cider Hill. Our team collaborated closely with city staff, stakeholders, and the community to deliver conceptual planning, urban design, zoning guidance, and meeting facilitation for these transformative districts. We’re especially grateful to Fourth Economy for their market analysis contributions, which strengthened our efforts to create practical, vibrant, and economically sustainable district plans. Through this process, we facilitated advisory committee meetings to foster community input, conducted GIS-based assessments and conceptual design work tailored to Winchester’s vision, and crafted detailed renderings and plans to visualize each district's potential. Cedar Valley and Cider Hill are poised to become thriving, mixed-use neighborhoods that promote walkability, community pride, and economic vitality. 🔨 The zoning reforms in Kingston and Poughkeepsie can be a game-changer for the construction industry. As Brigham Farrand recently shared, these Hudson Valley cities have been ahead of the curve, setting the stage for smarter growth. For those of us in construction, here’s what these changes can mean: 🏃♂️➡️ Accelerated Project Timelines: Simplified and modernized zoning codes remove barriers that often slow down the construction process, making it easier to break ground sooner. 👷♂️ More Diverse Projects: With expanded opportunities for multifamily housing, ADUs, and mixed-use developments, we can deliver a broader range of projects that meet community needs while addressing housing shortages. ☕ Revitalized Neighborhoods: Infill development and adaptive reuse projects are key to breathing new life into underutilized spaces—something Baxter specializes in. 🌿 Sustainability Through Efficiency: Better use of existing infrastructure means smarter construction that minimizes environmental impact while maximizing community benefit. These zoning reforms aren’t just policy updates—they’re opening doors for innovative construction projects that will reshape the Hudson Valley. #BaxterBuilt #ConstructionInnovation #HudsonValley #Constructionmanagment #ZoningReform

🏗️ The City of Yes initiative in NYC is a big step forward for housing and zoning reform—but here in the Hudson Valley, cities like Kingston and Poughkeepsie have been ahead of the curve! #Kingston, under the leadership of Steve Noble and Bartek Starodaj took bold action in 2023 with a form-based zoning code, allowing: 🏘️ Accessory dwelling units (ADUs) to increase housing options. 🏙️ Infill development to revitalize neighborhoods. 🏢 A shift from single-family zoning to promote housing diversity. #Poughkeepsie followed passing its own a major zoning overhaul earlier this month —its first since the 1970s—creating a framework that streamlines housing development and supports mixed-use communities. These cities are leading by example, proving that thoughtful planning can address housing shortages, boost livability, and balance community needs. Their work shows how smaller cities can innovate ahead of larger urban centers. As NYC rolls out its "City of Yes," the Hudson Valley continues to inspire with real, proactive solutions. This is what smart, inclusive growth looks like. Colin Brice , Adam Bosch , Andrew Miller what would do you guys think? NYC's Housing Crunch: Zoning and Solutions A recent New York Times article discusses NYC's housing crisis, spotlighting zoning laws: • Zoning Impact: Current zoning favors low-density housing, limiting multi-family units. • Affordability Gap: "Affordable" housing often isn't affordable for many. • Community Pushback: NIMBYism hinders new projects. Proposed Solutions: • Zoning changes for more varied housing. • Converting commercial spaces to residential. • Government-led housing initiatives. This issue isn't unique to NYC; it's a global urban challenge. #UrbanDevelopment #Housing #Zoning #NYC

The Importance of Neighborhood Retail: Keeping Communities Thriving Neighborhood retail—those beloved local shops and services we rely on daily—forms the backbone of vibrant communities. Unfortunately, as neighborhoods grow more desirable, these small businesses often face displacement, unable to compete with larger tenants like banks that can afford higher rents. This disconnect between property owners and small businesses jeopardizes the very character and functionality of our neighborhoods. A potential solution lies in empowering small businesses to own their spaces. Ownership aligns their interests with the community's long-term well-being, fostering stability and mutual growth. However, this alone isn’t enough. Many existing institutions struggle to keep pace with rapid societal and technological shifts, leaving gaps that hinder progress. The answer? Building adaptable, forward-thinking systems that reflect the needs of today while remaining flexible for tomorrow. By supporting local businesses and creating institutions designed to evolve with changing demands, we can ensure our neighborhoods remain lively, resilient, and full of opportunities for all.
