See how farmland values changed by state in 2024 according to our latest benchmark farmland values report. Twice a year, we appraise the same 63 benchmark farms, proving an apples-to-apples comparison from one period to the next. Each benchmark farm represents agriculture in its geographic area. In Iowa, benchmark farms are primarily cropland, with a smaller number of mixed cropland and pasture. The makeup of benchmark farms changes farther west. In Nebraska, both irrigated and dryland cropland benchmark farms are valued. A mix of pasture and cropland is more common on the eastern sides of Nebraska and South Dakota than on the western sides, where puritan pasture tracts are more common. That’s according to a new report from USDA’s Economic Research Service, which provides insights into nearly 1.9 million farms in the contiguous U.S. states. Small family farms comprised the majority of farms (86%) and operated 41% of the farmland, while large-scale family farms were responsible for the largest share of production value (48%). Specialty crop producers have experienced the post-pandemic economy very differently, our analyst Matt Woolf shared at last week's Western Colorado Horticultural Conference. Peaches and processing tomatoes have seen prices jump in recent years, for example, while nut crops have seen prices plummet. What all western specialty crop producers have experienced similarly are three particularly burdensome costs: water, regulatory compliance and labor. STATUTORY REFERENCE PRICES AND THE NEXT FARM BILL — by Gary Schnitkey, Nick Paulson, Jonathan Coppess, Bruce Sherrick and Carl Zulauf Both the House and Senate Agriculture Committees are considering increases to the statutory reference prices for some or all program crops. Increasing statutory reference prices would result in the largest increase in Federal spending of the proposed changes currently being discussed for the commodity title. Moreover, the same percent increase in statutory reference prices across all crops would result in highly dissimilar changes in spending across program crops. Large differences seem difficult to justify, particularly if they lead to large differences in projected payments per base acre. Those large differences in base acre payments make base acres updating more difficult, as individuals have incentives to maintain base acres of certain crops. Before You Buy Land, Consider Afrostain’s Land Use Planning Services! It’s essential to start by checking if the land meets your specific needs! Having been in your shoes, I understand the common conflicts that arise, especially among farmers in the diaspora who purchase land without knowing its quality and suitability for their intended use. Just last week, we assessed 42.40 hectares of land in Nyabira bought by one of our diaspora clients. She was excited to begin her journey in fruit tree cultivation, horticulture, and cattle farming. However, upon engaging Afrostain to create a tailored land use model, we discovered that the land was more suitable for beef or poultry farming due to its rocky terrain, high chrome content, and poor soil quality for cropping. The situation was further complicated by waterlogged soils on the northwestern side of the property. With 43% of the land affected, conflicts can easily arise, leaving you feeling neglected by those selling land. The reality is that many new farmers may not realize the importance of conducting thorough assessments before purchasing land. With the current land tenure system, it’s crucial to ensure that the land you buy aligns with your farming goals. Make Afrostain your trusted partner in navigating the complexities of land use planning. Let us help you make informed decisions that lead to your success! #𝗗𝗼𝗜𝘁𝗥𝗶𝗴𝗵𝘁𝗔𝗹𝗹𝗧𝗵𝗲𝗧𝗶𝗺𝗲 Contact Us: +263 71 268 9214 +263 71 830 6324
