Annenberg Investments Ltd and Farpoint Development have partnered to acquire 3450 Simmons Drive in Waycross, Georgia — a Class-A industrial property with a total building area of 217,500 square feet, set on 42 acres of land. The main building, constructed in 2004, features 202,500 square feet of warehouse space and 15,000 square feet of office space, and was built using concrete tilt wall construction with 50' x 50' column spacing. Moreover, the building is expandable, with knockout panels allowing for an additional 100,000 square feet of space. Located in Southeast Georgia, Waycross offers convenient regional access to markets in both North Florida and Coastal Georgia, including Jacksonville, Florida (1.5 hours), Brunswick, Georgia (1 hour), and Savannah, Georgia (2 hours), and the East Coast's largest and deepwater ocean ports. The property is situated ~1 mile from the largest CSX computerized rail yard on the East Coast, solidifying its status as the central hub for all rail traffic in the southeastern region. Six distinct CSX lines intersect in Waycross, providing unparalleled direct access to various areas within the southeastern United States.
