Here’s a look at some of the most common mistakes – and how an agent will help you avoid them when you sell. 1. Overpricing Your House Many sellers set their asking price too high and that’s why there’s an uptick in homes with price reductions today. An unrealistic price will deter potential buyers, cause an appraisal issue, or lead to your house sitting on the market longer. 2. Skipping the Small Stuff You may try to skip important repairs, thinking you can pass the task on to your buyer. But visible issues (even if they’re small) can turn off potential buyers and result in lower offers or demands for concessions. 3. Not Looking at Things...

Why Your Asking Price Matters Even More Right Now If you’re thinking about selling your house, here’s something you really need to know. Even though it’s still a seller’s market today, you can’t pick just any price for your listing. While home prices are still appreciating in most areas, they’re climbing at a slower pace because higher mortgage rates are putting a squeeze on buyer demand. If you want to avoid buyer concession requests and have a smooth sale—this is the secret. If your home is older or needs some maintenance, a pre-listing inspection can be a game-changer. Here’s why: First, it identifies potential issues before buyers do, giving you the chance to handle repairs on your terms. Having a pre-listing inspection also minimizes surprises during negotiations, reducing the risk of buyers asking for credits or concessions. Finally, it shows buyers you’ve done your homework, which builds trust and confidence in your property. A pre-listing inspection isn’t necessary for every home, but if you want to take control of the process and sell with less stress, it’s worth considering. Thinking about selling? Let’s talk about what would work best for you. #megansellstn #megansmithrealtor #megansmithteam

"As-is" doesn't mean you can't have a home inspection or that the buyer can't get some sort of compensation from issues discovered from the home inspection. It usually means a seller doesn't have the money or time to hire contractors to make needed repairs. Don't let the phrase scare you off. Send me a message to get you started on finding you a great new place!
