Help shape development in Fife! We’re welcoming ideas and sites for potential development to inform the next Local Development Plan - Fife’s Place Plan. We're gathering input on how land across Fife might be used for housing, employment, infrastructure, community spaces and environmental projects. As part of our commitment towards reducing our environmental impact, we’re also looking for suggestions about land that’s suitable for nature recovery, biodiversity or carbon offsetting. Residents, landowners, developers and community organisations are encouraged to contribute their ideas. Call for sites and ideas opened on the 18th November 2024 and will close at noon on the 24 February 2025. Another article published! In the meantime, I'm actively pursuing various avenues for disseminating my knowledge and making a positive difference in the community. This includes submitting articles to both indexed and non-indexed journals. Additionally, I'm presenting my work at local university conferences to engage with academic peers and potential collaborators. To ensure practical impact, I'm also actively seeking opportunities to share my findings with government agencies and industry players through public presentations and other relevant platforms. All for a better living of the strata community. A bit about this paper: The "Tragedy of the Anticommons" concept illustrates a scenario where multiple stakeholders holding rights to a single property can hinder its effective utilization due to the difficulty in obtaining unanimous consent. This is particularly observed in the context of strata subdivision termination in Malaysia, where the Strata Title Act 1985 requires unanimous resolution. This requirement impedes urban redevelopment efforts, as numerous owners oversee the strata property, leading to underutilization, value depletion, and hindered sustainable development. Moreover, a minority can prevent the majority from selling their property, leaving the building in disrepair. This article applies the "Tragedy of the Anticommons" concept to strata ownership and proposes solutions to mitigate its influence on strata termination. Through a systematic literature review and semi-structured interviews, the article identifies the need to revise legislation on consent threshold, voting determinant, grievances avenue, termination timeline, property valuation, and sale proceeds allocation. https://lnkd.in/gi4mMcXU

Within the Northern Beaches LGA, Brookvale has a relatively low level of tree canopy cover (21%) and is already experiencing the urban heat island effect with temperatures sometimes 9°C hotter than reference temperatures. To respond to these challenges, SMM is excited to be supporting the Northern Beaches Council in preparing a Greening Strategy for Brookvale, providing strategies and recommendations to increase canopy cover and green/blue infrastructure. In collaboration with Professor Sebastian Pfautsch and his team at Western Sydney University, the project will also conduct a heat benchmarking exercise across various streets to better understand microclimates and local temperatures, the first of its kind within the Northern Beaches LGA. Unfortunately, the three parks ― Lewis & Clark Landing, Heartland of America, and Gene Leahy Mall ― in the heart of downtown were rarely used because of the disjointed nature, lack of access, and inadequate recreational opportunities. Funding constraints and underlying brownfield conditions limited the vision for these parks. The Omaha RiverFront Revitalization Project worked through the financial and environmental challenges and transformed these parks into a unified, amenity-rich open space, anchored by the Missouri River's beauty. The RiverFront is a catalyst for continual growth and has become regional destination that builds upon the river's unique value with active spaces and maintains flexibility for the future. The RiverFront activates surrounding community and the downtown and brings together people, events, activities, excitement, and an energy long missing from Omaha’s urban core. Fife's new local development plan will be known as Fife's Place Plan to reflect its role as a corporate document acting as the spatial expression of the Plan4Fife (the Council's Local Outcome Improvement Plan). Our Evidence report remains at the Gate Check stage for now, but we will soon be launching Place Matters - an optional consultation phase to inform to the Proposed (draft) Plan. It provides an opportunity for stakeholders including landowners, developers, and communities, to put forward ideas or sites they would like to be considered by my team for inclusion in the LDP - matters they feel are important to their places. Sites for new development will be assessed using the site appraisal methodology in the Evidence Report. For sites to be considered for inclusion in Fife's Place Plan we will require you to complete our online form, providing as much information as possible. Information on that goes live in the coming weeks (so, hang tight!). All sites and ideas submitted to the Place Matters process will be tested against our site assessment criteria; guidance on the criteria to be used will be included alongside the form. Community bodies do not need to resubmit their registered LPPs because these will be considered by us in the preparation of the Proposed Plan. In all communities of the world there are people who find their way into authority positions only to work against the ebst interests of the community. In my small rural town the national scientific organisation CSIRO had established a living exhibit of native tropical trees, some endangered species. Some years ago the organisation pulled the plug due to federal government budget cuts without a plan for the site. Eventually they transferred ownership to the state which put it on the market. Environmental consultants lodged it for heritage listing. The local council in cahoots with developers protested the application because it would hinder development in the region. Regardless that there is a hell of a lot of land available, and without being transparent to the community they serve about what sort of development was being proposed. So, the developers bought the land presuming council tick for development. And now, getting to know a heritage listing is pending sent in bulldozers to destroy the arboretum. Under the laws, this is illegal. The minister sent a stop order. They tore it down. The departmental officer turned up today to have a 'word' with the owners and reinstating seven copies of the orders. Until governments at all levels especially city and rural councils understand that their primary modus operandus is in consultation and respect of their community, they will be ignorantly stupidly complaining about the social problems growing in communities. All community problems have primary solution in the hermeneutic consultative approach in which the range of views are on the table and appropriate facilitation of rounds of listening and problem-solving realises the best choice and in a manner that is transparent to those who may still not agree but who can see all of the discussion in full.

For those of you who do not receive Maritzburg Sun in your letterbox, this week's edition features an article on Chase Valley Corridor Civic Association and Ferncliffe Forest Wilding who have registered as Interested and Affected Parties (I&APs) in the process of Monzali Estates' application for environmental authorisation for a huge residential development directly above Waltdorf. If you missed our submission, I have attached it again. The process from here is that the developer has to undertake several technical studies which could take anything up to 6 months, depending on when they start(ed). Green Door will then prepare and circulate a draft Basic Assessment Report (BAR) for comment. That is when we kick in,, so when it is released I will canvas for public comment on the CVCCA and Ward 25 Community Groups. Our submission is not an objection, but a statement of why were are an I&AP. If they are responsive, they will commission the downstream study we have been pressing the municipality to undertake, if not, it will be our grounds to object to the development. Frankly, with the scale of development proposed, there is little they can do to mitigate the impact of stormwater run-off. That may well be why Monticiano Estates, who last year proposed a similar development directly below Waltdorf, withdrew. Appeal Allowed on designated Open Space & SINC! I was very pleased to receive this Appeal Decision through last week, granting Permission in Principle for our clients to build between 5 and 9 new homes on a backland site in North London. Both London Plan and Local Plan policies were stacked against us, and so we needed to challenge the Council’s own evidence-base whilst building a strong case for the public benefits the scheme could deliver. We were ultimately successful, with some of the key points from the Inspector’s decision being: ✔ Provision of publicly accessible and improved Open Space would off-set any net loss. ✔ Proposed improvements to biodiversity carry significant weight. ✔ Where the Council lacks a 5-YHLS, the proposals make a notable contribution. ✔ These benefits outweigh conflicts with the development plan and less than substantial harm to the setting of a nearby Listed Building. It’s not every day you win an Appeal, and certainly not for a site as seemingly restricted as this one! On October 9, 2024, the City of Quinte West Official Plan was approved with amendments from the province. This plan will direct the land use and development of the City in the future. The Quinte West Official plan envisions the community as a “healthy, vibrant community where generations grow and prosper.” The strategic priorities outlined in the Plan include its existence as a healthy and vibrant community, as well as its infrastructure, economic prosperity, environmental stewardship, and operational excellence. Key goals and objectives from the Plan include ensuring that housing meets community needs, securing transportation infrastructure that provides safe and varied transit methods, incorporating environmental considerations into the City’s decision making, as well as responding and adapting to climate change through various avenues.
