Colliers Head of Retail Middle Markets James Wilson mentioned to The Urban Developer: "The increased amount of resilient private capital investment into the retail sector can be partially attributed to the longer term generational view this purchaser category take when reviewing investment opportunities. “The retail asset class offers varying investment drivers, which can impact the reported yields, with investors attributing value to the tenancy profile, income growth and underlying land value given sites’ mixed use development potential.” Reports from Colliers this month highlighted continued investor interest in the retail space after a year of resilient sales, with total volumes reaching $6.28 billion last year. While this was a decrease of 4.3 per cent compared to 2022, it was a far better performance than other commercial asset classes, according to Colliers Director of Research Nik Potter. “With interest rate rises and macroeconomic uncertainty, a lot of groups have bedded down, but private buyers are paying cash, and have large sums of capital and diverse capital sources,” he says. My thoughts shared with The Urban Developer that Investor demand will outstrip supply of existing and new build retail assets after a bumper year, highlighting a major opportunity for developers. The Colliers Retail Investment Review highlighted continued investor interest in the retail space after a year of resilient sales, with total volumes reaching $6.28 billion last year. Great rundown of some of the (positive) trends we are observing in terms of store openings, and net absorption of retail space nationally. This asset class is certainly chugging along with another year of positive absorption and significant net growth in store openings. About 1/3 of all new stores are discount related. About 1/3 are apparel, and a little more than 20% are grocery/convenience.

A new report from CBRE shows that most street retail districts are doing well, with foot traffic in prime areas expected to return to pre-pandemic levels by Q3 2024 and exceed those levels by 2025. During the pandemic, retailers took advantage of low rents to lease more space. Now, investors are benefiting from rising rents in prime areas, with a 9% increase in the Americas and a 5.8% increase globally since 2021.
