Last night, I participated in the Project Destined Commercial Real Estate Fundamentals Level III: Deal Financing! Along with over 150 fellow participants, I learned about deal financing, the sources and uses, different types of debts, loan features, notable metrics and terminologies, and how to conduct deal analysis. This session provided me with practical and technical knowledge and skills on understanding lending terms, following the flow of funds, and using financial leverage to maximize returns on assets. Same as before, we were assigned to random groups to do an activity as a way to ensure that we understood the concepts. For this, I was in Group 12 and we were asked to do calculations after being given a loan term sheet. I had the amazing privilege of collaborating with Irene Kyei, Jazz Gunn, Ivan Momin, and Ermette Reyes. I'm so thankful to them for letting me take the charge in our group activity and for helping me double check our answers. And of course, I would like to commend our Founder and CEO, Mr. Cedric Bobo, for how accommodating he is throughout the entire meeting. He would actively answer our questions and encourage us to contribute to the discussion. Special thanks to him, Ms. Amari Swift, Ms. Kaye Dagang, and the Project Destined Team, I had such a good learning experience! To make matters more interesting, the capital needs to go behind agency debt, as Sponsor is assuming an existing Fannie Mae senior loan as well as receiving supplemental financing.
