Here's a great illustration of how the net lease #REIT world has changed since the rate hikes. Take Agree Realty. 3rd Quarter '21 - Acquisitions - $340M - Avg. Cap Rate - 6.20% 1st Quarter '24 - Acquisitions - $121M - Avg. Cap Rate - 7.70% Exactly a 150 bps shift in their avg. acquisition cap rate. And volumes are down likely because of the bid-ask gap in the marketplace. If you want to sell to REITS today, you need to be +/-7.50% (generally speaking).
