Coating Solutions for Mechanical Room Floors This week we returned to a mid-rise residential building where we had previously completed a series of successful repairs in the parking garage and on the building façade. The initial and subsequent phases, carried out in October and November 2024, involved repairing parking garage ceiling, drain waterproofing, and caulking around windows. This latest project focused on repairing cold joints and applying a durable epoxy-based floor coating to enhance the structural integrity and functionality of one of the mechanical rooms. Repairing Cold Joints Cold joints, where two concrete slabs meet—such as at the corners formed by walls and floors—are weak points that can often leak if left unaddressed. To repair these areas, a continuous patch was installed at a 45-degree angle along the joint, and the patch was coated with a waterproofing membrane. This process ensured that the joints were fully sealed, protecting the structure from water intrusion. Once the repairs to the cold joints were complete, the floor was ready for coating. Epoxy Floor Coating Application The floor surface was carefully prepared to ensure the epoxy coating would adhere properly and provide long-lasting results. The surface was ground to remove any uneven areas and create a smooth, clean base. A primer was then applied to promote adhesion between the concrete and the epoxy layers. Sand was evenly broadcast over the primed surface to provide a non-slip texture and create a stronger bond with the coating. Finally, an epoxy coating was applied, resulting in a seamless, durable finish that resists wear, moisture, and mechanical stress. Benefits of Cold Joint Repair and Epoxy Coating The combination of properly waterproofed cold joints and a high-quality epoxy coating provides significant advantages. Such membranes protect the structure from water-related damage, adding strength, durability, and resistance to foot traffic and wear. Together, these improvements enhance the safety, longevity, and appearance of the space, ensuring it meets the building’s needs for years to come. The race to deadline can lead to bad choices. Before delivering any flooring and related materials to site the building must be at lock up stage and sealed from the outside elements in a way that allows stable conditions to be maintained before, during and after installation. Specifically, temperature (20c / 68f) and relative humidity 35% to 55%). Failure to do so leads to typical floor covering complaints such as shrinkage, expansion, adhesive failure, costly repairs, and no warranty. Plastic tarps used to temporarily replace uninstalled windows and external doors for example do not create such conditions. NFCA Floor Covering Reference Manual states: Install flooring materials only after all other trade work, especially gypsum board and painting, has been completed and all overhead mechanical and lighting work, and other wall-mounted equipment has been installed. DO NOT proceed with installation until all unsatisfactory conditions have been corrected. Notify the General Contractor in writing of all defects likely to impair finished work. Vinyl siding is a popular choice for exterior cladding due to its affordability and ease of installation, but it requires proper maintenance to ensure its longevity. Vinyl siding expands and contracts with temperature changes, so it should be installed with enough clearance to prevent buckling or warping. Moisture management is also essential; proper installation with a water-resistant barrier behind the siding helps prevent moisture from entering the wall cavity, which could lead to mold or rot. Additionally, vinyl siding can crack or break upon impact, and any damaged panels should be replaced promptly to maintain the protective function of the exterior wall. Over time, exposure to sunlight can cause vinyl siding to fade or become brittle, so regular inspections for signs of aging or brittleness are necessary to plan for timely replacements or repairs. Keeping up with these maintenance tasks ensures your vinyl siding remains effective and aesthetically pleasing.
