Just read a little of the NAR settlement agreement. Under Practice Changes, I sum it up from a quick read as that there will be no "blanket" offer of commission offered to buyer's agents. Offers of cooperation (to buyer's agents) cannot be mentioned anywhere in the MLS. So agents won't know what each home/listing agent is offering, if anything, until they call and discuss. Any negotiated offers of cooperation have to be agreed on by seller in writing. Prior to showing a buyer a home, Buyers agents will be required to have a buyer signed agent agreement with their compensation/commission negotiated and it must not be open ended such as "whatever the seller is willing to offer". So, if a listing agent/seller doesn't agree to compensate the buyer's agent, it would be between the buyer's agent and buyer. Of course, I just skimmed a legal document which means I am looking forward to clarification and policy changes to guide me from higher ups soon.

The much anticipated and discussed NAR settlement changes are going into effect this week. For buyers, this means that you will need to sign an agreement with an agent BEFORE they show you any homes. That agreement will outline: *what your relationship is to that agent (i.e. exclusive or non-exclusive) *how long the agreement is valid for *how much you are agreeing your agent will be paid if you buy a house Note: This does not necessarily mean that you will have to pay your buyer's agent out of your pocket. The seller may still offer to pay the buyer's agent commission or offer a concession that you can use to pay your agent. If they don't offer anything upfront, your agent can work with you to request it to be paid by the seller as part of your offer.
