Managers in mobile home parks: Unfortunately, the reality is that your manager in your mobile home park is to turn over quite a bit. There are a couple of reasons for this: 1.      This is a difficult job especially when the manager lives onsite as residents are banging on their door at all hours of the day/night. 2.      The pay for most onsite managers is not great as you need economies of scale to really pay a manager a decent wage. For the headaches they must take on, the pay does not match. 3.      The individual that is willing to take on this position is usually someone that is more transient and has never held down a job for more than a couple of years. We would recommend buying larger parks so that you can pay a manager more (easier said than done) or building into your underwriting that you will have business interruptions in your operations due to your manager quitting.   Real life example, I am heading to one of our properties tomorrow as there has been a manager who hasn’t answered an email or call in over a week. I will keep everyone updated on how that goes.
