We're thrilled to share the latest progress at Nautilus 220. • 1 crane removed and 1 to go! • Exterior: Glass railings adorn the terraces up to the 20th floor of the North Tower and 15th floor of the South Tower. Stucco and painting work is underway for both towers, while roof installation progresses steadily. • Residences: Drywall finishing completed through the 11th and 12th floors of the North Tower and 12th and 14th floors of the South Tower. Bathroom tile installation is ongoing, ensuring luxurious interiors. • Outdoor Amenity Deck: The Resident Pavilion now boasts a concrete roof, waterproofing across the one-acre deck is ongoing, and trees are being planted in the planter beds, bringing nature closer to home. • North Tower Rooftop Deck: Exciting developments with the 75-foot lap pool and spa underway! Plus, electrical, mechanical, plumbing, and masonry work continue across the project, ensuring every detail is perfect. Progress at 400 Albert continues! Tower A has seen significant progress with window installations underway up to level 15, and interior inspections planned for level 2. Suite interior work on level 2 is scheduled to start soon. M&E rough-in work is ongoing on levels 5-7. Framing is complete up to level 8, with progress on levels 9-10. Demising wall studs are being installed on levels 12-13, and elevator materials are expected to arrive this week. Traffic coating for the underground area will begin in mid-April. The hydro room is nearing completion, awaiting brackets. Meanwhile, at Tower B, we're pouring the 26th floor this week, with the concrete tower targeted for completion in April. Window installations are still in progress on levels 3-5. Let’s take a closer look at the features and considerations of balconies. 🔎 Having a balcony can be a great asset to any flat, providing outdoor space and fresh air. However, they can also be sources of cold and dampness if not properly maintained. 🛠️ There are two types of balconies that can be found in tenement buildings: inset and cantilevered. Overcladding systems often avoid inset balcony areas, so the walls behind them will be cold and liable to condensation. This is known as ‘cold bridging’. 🥶 Cantilevered balconies project slightly from the building. The concrete floors are reinforced by steel that may rust and crack the concrete, so they should be checked regularly by a structural engineer. 👷♀️ It’s also important to ensure balustrades and handrails are galvanised and well-painted to prevent rusting. Glazing balconies can make them more versatile and significantly reduce heat loss, transforming them into a sunspace. As the construction of Nautilus 220 nears completion, we are pleased to share all tower cranes have been removed from the site. This marks a significant milestone in the project, indicating that the major structural work is finished. The building is transitioning into its interior finish stage! • Exterior: Glass railings for the terraces have been installed up to the rooftop deck of the North Tower, 23rd floor for the South Tower, and completed for the Harborside residences. Exterior stucco and painting continue for the North and South Towers. • Residences: Drywall finishing is in the completion process for the North and South Towers. Kitchen and bathroom cabinet installation continues in the North and South Towers. Tile installation is progressing for the bathrooms. Flooring is installed through the 21st floor of the North and South Towers. • Outdoor Amenity Deck: Waterproofing is in the final stages for the entire one-acre deck. The shell of the resort pool is in process. Concrete walkways are in progress. • North Tower Rooftop Deck: Tile is completed in the pool and spa. Waterproofing is nearing completion. What is a podium deck? 🤔 Let's break it down 👀 A basement is a lower level structure underneath a house. ⬇️🏡 If that structure extends to underneath the garden, the "lid" of the basement is a podium deck. A podium deck is a flat or slightly inclined surface that forms a key architectural element in many modern buildings. Outside of the residential setting, a podium deck is typically situated above a lower structure like a car park, retail space or another type of lower floor. Either way, it means that not only does the basement/lower level structure have to be waterproofed from the side and underneath... It also has to be waterproofed from the top. (See my post "A basement should be built like a ship" link in comments). So it's a whole different way of thinking about and approaching waterproofing. Here are some examples of why a podium deck is a particularly tricky thing to manage when it comes to waterproofing: 💧 Complex Design - Makes waterproofing challenging for typical contractors. 💧 Multiple Uses - All requiring materials/finishes that react to water differently. 💧 Exposure to Elements: Without adequate waterproofing, it's only a matter of time. 💧 Regular maintenance - A crucial but often neglected factor. Why a mixed solution (Concrete + LSF)? It guarantees the enhancement of the best of both worlds – concrete for the structure and LSF for the wall panels and covering slabs –, overcoming the weaknesses and limitations of LSF: vibration of the steel slab (similar to old houses with wooden floors) ; cantilevered canopies or balconies with reduced thickness; the execution of the type of interior staircase, inclined or misaligned planes, etc.; Concrete structure only for the very small ground and floor slab, ensuring stability for a construction with a much lower weight, and completely integrated into the metal structure; It allows strict compliance with the architectural project – even if it is bold –, this solution is not restricted to the traditional “box” with small openings; An optimized solution will certainly be more economical;
