From a design viewpoint, we have a pragmatic approach and make every effort to understand the original construction techniques and design standards of the period of construction. Each project is different and all have their own challenges - At FORM Engineers, we strongly believe in repurposing buildings if feasible, not continually demolishing and rebuilding - this saves materials and energy and is significantly better for the environment. I have an holistic approach about employees and, owners and managers. I like to see a company as a building under construction where the architect is the owner(s) who has the vision and he knows exactly how the building is going to look like. Managers, are the masons, those who master the art of the construction, they know exactly how to use the construction materials, and finally but no less important, the employees are the bricks and materials to be used to support and shape the building, without those materials is not possible at all to build something.

Modular Construction for Affordable Housing panel highlights from today’s Bay Area Prefab, Modular and Mass Timber Conference. Much of this applies to all types of modular construction, not just affordable housing. Designing Your Facility: Building for Today and Tomorrow When designing a facility for your operation, there are several critical factors to consider that can set the tone for your team’s efficiency, safety, and long-term success. Among the most important? How materials flow in and out of the building and planning for growth. 1. Material Flow and Clearances The movement of materials—whether raw inputs, finished products, or tools—directly impacts the layout and functionality of your facility. Ask yourself: • What are the sizes and types of materials coming in and out? • Are there adequate loading docks, staging areas, and access points to minimize bottlenecks? • How will internal paths (forklifts, carts, or other systems) accommodate the volume and weight of materials? Designing for proper flow ensures that work progresses smoothly and eliminates unnecessary delays or hazards. Clearances are also essential—plan for the maximum height and width of equipment or material loads, and don’t forget room for flexibility! 2. Planning for Longevity and Growth How long do you anticipate being in this facility? • If your operation will remain here for the foreseeable future, allocate space for expansion. Your team and capabilities will grow, and so will your space needs. • If the facility is temporary, design for modularity and adaptability. Prefabrication setups, for example, may need to shift as business evolves. Thinking ahead helps avoid the common pitfalls of outgrowing your facility too quickly or overinvesting in underutilized space. A Final Thought Your facility isn’t just a building—it’s the foundation for your team’s daily productivity. Investing time in the design phase to ensure optimal material flow and future scalability will pay dividends down the road.

RGP are very pleased to see the development at Clarendon Road in the London Borough of Haringey receive approval at recent planning committee. The scheme will deliver 220+ Co-Living units along with dedicated co-working space. The location and shape of the site were key constraints which required both creative and innovative solutions on key transport issues including cycle parking and servicing provision. Through robust evidence-based discussions with the authorities and forward-thinking design solutions, RGP were able to help create a design which was both acceptable to Officers at Haringey and TfL and which will meet the needs of the co-living demographic. Planning Approval For Amendments To New Build Clerkenwell Office Building In 2020 we received planning permission from Islington Council for the construction of a new 30,000sqft office building in the Clerkenwell Green Conservation Area on a site fronting Clerkenwell Green. Like many projects over the last few years, the economic climate meant the possibility of constructing the building looked limited. We have worked hard with a top consultant team to optimise the scheme, targeting an efficient design and construction approach that drives down cost and a building that maximises efficiency and value through quality. The planning approval for key changes to the original consent, which include the core location; extent of terracing and entrance sequence, unlocking value and rebalancing the viability. We are looking forward to getting into more detail and (hopefully) building this scheme. Element Sustainability were delighted to work with the project team on SKY UKs latest refurbishment project in Leeds. We supported the team from the early design stages through to post construction to achieve a brilliant BREEAM ‘Excellent’ rating. The development is located in central Leeds and comprises a refurbishment of existing office space providing new collaborative workspace with catering facilities. The assessment achieved a score of 76.00%, which represents a robust ‘Excellent’ rating score, and demonstrates the commitment to sustainability measures which were at the forefront of the building design. Key sustainable design features of the scheme include: -A Life Cycle Assessment was undertaken during design to allow the specification of construction materials with lower embodied carbon. -Careful consideration of waste generation and destination; 83% of waste generated were either directly re-used on-site or off-site or were sent back to the manufacturer for closed loop recycling. 96% of all waste was diverted from landfill. -Prioritising health and wellbeing throughout by providing natural light and view out to all workstations, enhancing day to day working conditions. -Construction materials with Environmental Product Declarations and Responsible Sourcing Certificates favoured, ensuring materials have a reduced environmental impact. -All paints, varnishes, fixtures and fittings meet the relevant VOC and formaldehyde levels improving the air quality.
